I recently received my first community fee. Apparently EH should not have set it ot before having a community meeting. Has anybody else received there community charge. What do you think about the costs?

I returned from the Don Juan on 9th Sept to find the community fee. I have contacted Eh asking for some explanations to the way thay have derived at the figure and also for them to clarify if the fee has been split between 100 apts and Eh Hotels, or just to the apts that have passed through the notary. I'm still waiting for a reply. I also enquired what a normal monthly payment would be without all the one-off costs they have experienced with the launch of the hotel. Personally the fee is approx twice what I was expecting.

A large proportion of the fee appears to be for receptionists. I feel the reception standards are extremely poor right now along with the service from the manager. I have had issues on 4 visits since May with the electricity supply and once with water and Eh have been obstructive in helping us solve these issues. They left us with no power or water for 2 days and instructed us to visit our solicitor in marbella to check if contracts have been set up. We had set them up and within seconds of our return the water was turned on and electricity restored.

The issues with the electrical supply are Sierra's or Eh Hotels, I don't see them as mine. I fail to see how the apt's they are renting out and all communal areas have power but individual private apt's do not.

Do you think it could be due to the fact that I haven't signed up?

The way Eh are treating us and my guests(Mum, Dad and sister) there is no way I'll ever sign a contract with them!!!

Paul, my experience was the same. No electric or water when I arrived recently. EH cannot set community fees until passed by a community meeting. I enjoyed my stay but felt that like EH really wanted nothing to do with rooms that had not signed but still want us to pay the community, reception, gardener etc. I believe the hotel has a lot of potential but only time will tell as to whether the variable rentals will provide the 4-5% net yields that are standard for the majority of investments. I also will not be signing up until the returns way all my costs.

Paul what do you intend to do with the apartment. Will you rent out yourself.
