We have just received our "Documento Reserva" for Nature Caravaca from Foxtons International, has anybody else received this document from the developer Llanera via Foxtons. Am I lead to belive this is just a preliminary contract to reserve the Villa and not the main contract of which an appointed Spanish Lawyer will check to guarentee all legalites?

We have not reserved this document as yet, we are buying through Global Spaces, and reserved a Chalet last Thursday 5/10. So it may be a little early as yet for us to have received this document. I think you are right in it being a preliminary document, but hey, it's nice to have something!
When did you reserve your unit?

We reserved in the begining of September, managed to reserve one of the last Villas, I'm hesitant to sign this document without having a legal expert run his eye over it. It seems very informal

Hi,
The reservation document basically states that the property you have chosen is held for you and that the reservation price of €3000 has been paid. Late this year or early next year the private contracts will be drawn. This will be a full document which your lawyer will check and at this stage the remainder of the 20% deposit will be due. Obviously full planning and licences will be in place and construction will begin.
While basic, the reservation document shows the record of the intended agreement.
Regarding the devlopment. I agree, it's stunning and I'm sure will have a very positive effect in the region and prove popular with owners and visitors.
The brochure probably doesn't do full justice to it but when you look into the details you get alot for your money and prices are already rising as the next phase is released.
I hope you all enjoy the place too, I am looking forward to seeing it built.

I have recently bought through Foxtons International and although I have not yet recieved anything in terms of a contract, I was told that I would recieve a reservation contract from them shortly. It is my understanding that the main contract will be issued now in Jan 07.
I have bought a few international investment properties through this agent and everything has gone seamlessly with them so I have every confidence that this will be the same.
Can't wait to see the development site am going out in a week or so!

I am sure you will find the development stunning when you visit, needs a little imagination, but the natural landscape is beautiful. (NC)We have just sent back our reservation document and have instructed our solicitors or at least provided Global Spaces with they'er details, for when the contracts are released.
I think the development will take some time to come together, the access via a single lane road from Caravaca will prove a logistical nightmare for all the construction traffic, I feel very sorry for all the locals in that area. However, the benefits will be a lot of future prosperity and employment to the local community from the development.
That's the first that I have heard that the contract will be issued on Jan 07, but not surprising as these dates always seem to get pushed back!

Hi Everyone,
I havejust returned from murcia & whilst there i visited the Llanera office in San Javier.
They have model of the development there & also models of the various types of properties,its worth a look.
The lady in the office there told me they are look at Spring 2007 before the 20% deposit is due & contrcts will be done then as long as they have received the liscence to build.
The second lot of properties have noiw been released & are more expensive.

We have just got back from Granada and visited the site whilst over there.
It's been a while since I've driven in Spain and the roads are so much better than they used to be. Many free motorways which makes travelling almost a joy. Good old EU. Even the local roads are in excellent condition.
We agree that the development should be very good. Certainly the natural ampi-theatre of hills that it is set in is stunning. If Llanera really see it as a prestige site and continue the development to match the natural potential it will be stunning. The Spanish sales girls on site are also saying they hope planning will be cleared by the Spring, when contracts can be exchanged and the work can start.
The site itself is very low key with no big flags advertising it. We passed it once. There were quite a few signs around saying "don't sell Caravaca", so I guess there is some local opposition. It is far enough way from Caravaca not to be a real problem to the majority though, with a lot of employment prospects to be compensation.
Caravaca is an unspoilt delight too, very Spanish and a holy city. One of a few in Europe(not sure what makes it holy but the Pope agrees and that's good enough for me).

Nature, Caravaca is without a doubt going to be a really special resort. Beautiful setting and Llanera is a very professional company, the "Polaris World" of Valenica region I am told!
I have purchased 3 units on the resort with the view of buying more, I got a great deal from an estate agent whereby they refund my 3,000euro deposit once I make the next payments, so in effect I will get 3x 3,000euros back, on an already fantasticly priced resort. I have bought two semi-detached villas and a 2 bed detached villa, I looked at the Trampolin hills resort but the setting in Caravaca and the bank guarantee closed the deal for me. The hotel chain also plans to offer rental agreements on properties too.
I think it a fantastic resort and I can´t wait to take ownership in 2009, just standing on the finca gives me a great feeling.

I have reserved a 2 bed apartment through SDP international (costablanca houses) 4/4/07, I have a receipt for the deposit, stateing the apartment no, how long do you think I should wait before chasing up the builders reservation doncument, through this information on the web page I've asked for it.
I'm going over in August/September and was hopeing to see some movement on site but, after reading this message board, that may be a bit early, do you think its a bit early to bring in a solicitor, I was going to wait till just before 20% time, I've been told this would be around November? Has any one had dealings with Sun Lawyers?
This is the company recomended by SDP.

Hi Jonty, with regards to your question about Sun-Lawyers, they are a very popular independent law firm with several offices in and around Murcia and Alicante and as for when to bring in a lawyer then I would recommend, as soon as possible. Whether you plan to move over to Spain permanently or visit for holidays with a view to move over later then there are many things that a Spanish lawyer can do for you and save you the headaches. The N.I.E/Residencia, Fiscal Representation, Opening a bank account, setting up utility connections, translations, Power of Attorney, Mortgages, Property legalisation, the list goes on and a good bi-lingual lawyer here is worth his/her weight in gold.
