Has anyone received any official deeds to their apartment. We completed on phase one last year but  still haven't received anything in writing to prove that we are the owners. Solicitors are quick off the mark to take money off us and set up direct debits without telling us but aren't that efficient when it comes down to anythig else. Are other owners in the same position?

I asked GVA about this and they replied with the following:

For the moment the original title deed is with the agency of your bank. They are dealing with some task together with the Land Registry.
 
Once everything is sorted, you could ask for the original purchase deed, however the mortgage deed use to be with your bank.

That sounds like gobbildy gook just like a letter I have just received from Ocean View. I am buying at Gardens og Manilva, but had a letter recently asking for an addendum to be signed and returned. One if the paragraphs makes no sense at all so I have sent it bacl to Ocean view for them to explain what it means to me.

Has anyone any experience of the Mortgage process with Ocean view, as I get the impression that the Mortgage 'available' may well be a lot less than what I was led to believe would be available.

By the way how are things working out for the people who have completed. Are you getting plenty of rentals and are they being sought by Ocean view travel?.

My mortgage was not done by OVP but by a company they recommended, based in Spain. The 'Offer' I was given was considerably higher than the actual deal I had to settle with when completing.

In the end because of the pressure to complete, I felt I had to take it and it left me in a huge financial mess.

I only had the paperwork through from OVPT for their rental contract this week, after having my furnishings installed in June, however I have a long term renter in at the moment - like many of the other residents on Phase 1.  I have a brilliant management company and cannot recommend them highly enough.

Unfortunately none of the management companies would entertain the property until the original kitchen was re-done.

Seems to be what I expected with the Mortgage, I suspect that the amount I will be able to raise on the property may well be less than I have anticipated. Could you let me have the contact details of the management company you use if you don't mind and also the Mortgage broker.

Carl,

I am in the process of remortgaging from the original mortgage that was set up with Global Aim (recommended by OVP) to the Halifax in Spain. I basically contacted them directly and they are offering better interest rates and up to 15 years interest free + 25 years capital repayment. They are also offering good deals in paying some of the costs Notary, land search etc.

I am daling with Bernadette Collins at the Sotogrande Branch and have done it all by e-mail and haven't had to use a broker at all. In fact I have to ask what I paid them for because I certainly didn't end up with the product I wanted.
