Hi there everyone, hope all is going well.

Does anyone have any info/advice on mortgage deals, we are starting to look for a mortgage and just wondered if anyone had already researched deals, if so, any info would be greatly appreciated.  Also, does anyone know if we are still on schedule for completion, we are buying in Block 2 and was told April 2008?  Does anyone know anything different?

hi, my sister was over in almerimar last week. ive bought in block 3
she made enquiries on when it would be finished,she was told that
it would not be ready until august at the earliest so i should imagine
that would include blocks 1 and 2. the only thing ive heard from mri
is my life time after sales in due for renewal and its gone up what a
waste of money.

Mortgages in spain are only valid for 3 months so be careful if your completition date extends you may find the mortgage offer is not valid.  Watch out fo rthe additional charges we just had a mortgage approved on another property near Vera see the costs below

192.800 euros 80% balance

13.496 euros 7% IVA (tax)

4.338 euros 1.8% Stamp, Notary & registry

1.747 euros 50% Legal fee

212.381 euros total

Mortgage cost

3.186 euros bank fee

4.248 euros stamp duty

1.062 euros notary

8.496 euros total,

 

Hope this helps, we went through Capital Financial Partners who were recommended by MRI, from experience we will shop about the next time we require a mortgage as we were told originally when we purchased the property we could apply for a loan to value, and with the captial appreciation by the time we have to complete the value of the property will have increased so mortgage would not be a problem. We are are aware polcies change and the banks are getting stricter with mortgages to foreign nationals. also the valuation of properties are difficult to value and they are all over the place. so the banks are more or less giving 70% of the valuation price or 80% of the purchase price.

This is a guide line something to compare with anyway and i hope you all find it helpful.

Guys,

Whats the time frame for mortgage in Spain, normally in the likes of the UK its 4 - 6 weeks.   Does anyone know what i is in Spain.   I'm in bloke 6 and haven't had a confirmed date yet but think it may be Feb or so but have only ever heard 1st or 2nd quarter from the Solicitor thus far.   So want to ensure I leave myself enough time.

Mortgages normally take about 4 weeks to process, ensure you compare the builders mortgage which is already in place and an indepentant one to see who is giving you the best deal... beware additional charges are incurred if you do not go for the builders mortgage as you end up paying two lots of stamp duties.
