We are thinking of purchasing an apartment at Sands Beach Villas in Lanzarote.  Does anyone have any advice for us on the apartments themselves and also the rental income?

PURCHASED POINTS, THEY HAD YEARLY MAINTENANCE CHARGES WHICH WERE ABOVE THE COST OF BOOKING A HOLIDAY WITH TOUR OPPERATORS, THESE CHARGES ALSO WERE INCREASED EVERY YEAR BY SUBSTANTIAL AMOUNTS. PUTTING PRESSURE ON OWNERS TO SELL OR GIVE UP. ALSO PROPERTIES FOR SALE THERE NOW ARE EITHER SOLD WITH A MAINTENANCE AGREEMENT, WHICH IS NOT FIXED,AGAIN WITH THE POSSIBILITY OF PRESSURISING OWNERS TO AGAIN GIVE UP, OR YOU CAN BUY MAINTENANCE FREE, IF THIS IS THE CASE HOW ARE THE EXTERIOR AREAS IE, GARDENS, PATHS POOL AREAS, ALSO THE INSECT INFESTATIONS AND THE SEWERAGE PROBLEMS ETC GOING TO BE MANAGED?  THIS WILL BE MANAGED UNTILL THEIR NEXT PHASE IS SOLD, THEN YOUR ON YOUR OWN.  IF YOU HAVE PAID A DEPOSIT, STOP THERE. Unless you have purchased a property here and been through the process and yes solicitor has been invloved you cant really comment can you.

This is designed to be really an investment and not to live there on a permanant basis. You do not pay the community charge if you rent your villa back to sands beach resort for more than 6 months of the year. How do they pay for the maintance well its from the rent that your villa produces over them months as you get a percentage of the rent and they take a percentage as well.

You can not buy maintance free

Really you shouldnt try to scare people off

Thank goodness for the latest comment! My husband and I purchased in May 2006, having gone through everything with a fine tooth comb.  Because of Sands Beach Villas' history we were very dubious but wanted to purchase a good quality property which would bring an income and which would be a good investment.  We feel we have made the right choice.  Does anyone have anything else to add?

Are there any owners out there who have recently received a letter asking for the termination period to be reduced.  What are your feelings about this?  Obviously six months is great from the owners point of view, but I personally feel that the same notice should be given by the landlord.  At present, they're suggesting giving only 2 months notice.  

I would be very grateful for your comments/thoughts.  Many thanks
