Hi all, if it's any help..I was out in Spain a few days ago. My husband is fluent in Spanish. We spoke directly with Taray. The swimming pool will be for use by everyone. You will pay for use. At this stage it it thought a few euro's each time you visit. It will be open to the village should they wish to use it. Straight from the horses mouth so to speak.

How does the comments posted by Kaz above, square with your understanding of your contract ? I am frustratingly, still trying to get clarification from my agents Viva Estates.

Hi again,
Have just spoken to the boss at Viva Estates office in Los Alcazares and they have confirmed to me that although the pool and other facilities, ie; tennis courts, driving range etc..will be available for public use, it will be by membership only. You won't just be able to walk in off the street and jump into the pool. Taray themselves will be running these facilities and you will buy membership as you require it. ( weekly, monthly, yearly ) and be able to pass this membership onto others staying at your property. This will in turn, will keep the community cost down to a minimum and will hopefully guarantee that these areas are maintained properly. If this set up turns out to be the case then i'm a lot happier now. He's going to check with the solicitors next door and with Taray and get back to me.

Thanks for that Ken, if that is the case then we also feel a lot happier about that, I suppose in a way it will be just like paying an increased community charge for those that want to use it. We were concerned about having to tell guests who were staying with us to cough up every time they wanted a quick dip in the pool on our site.
I was going to ask our solicitor for an opinion but as you already have your man on the case, we will wait and see what he comes back with. It would be nice to get a definitive answer on this subject and finally put it to bed.

hello all
i have spoken to parador they are still waiting for more information as to when the pool will be built how big is it going to be and what the cost are going to be to us but they have said that it will be run by the council for the next thirty years they seem to think if we buy a yearly pass it will be cheaper for us.

Hi everyone
Just got back from spain went to site and was told that they are going to build another pool area on the other side of the road that wiil be public aswell also the population of san cayetano is about 320. How many can swim????
When i was at solicitors she called tarays head office in santiago they confirmed that the pools was for public use i hope your right about membership because alot of people (ie public) wont want to pay a membership. personally i dont think that will be the case as i have never heard of a municipal only giving membership we will see either way the place will be good if there is rif raf in the pool im sure it will be sorted

Spoke again to my agent at Viva and he confirms what you said Iain, about the pool and it going to be a municipal swimming pool and will need a lifeguard. I did press him on how we all will pay to use all the facilities and he stands by what he told me yesterday about buying a pass or membership for what ever length you want. ie: weekly, monthly etc..and residents will be able to buy these at a cheaper rate than others from outside the development. He says that this is what Taray are telling all the agents and guests at the site and said he will arrange a meeting with a Taray representative next month when i'm back over, to hear it straight from the horses mouth,if i want. He spoke highly of Taray and said they pride themselves on having very good customer relation. He is also dubious about the number of people from outside the development, who will actually want to come in and pay to use it ? According to him Taray will be very hands on ( with the town hall ) in running the whole place and i'm not going to worry unduly as i think its obvoiusly in everyone interest that the whole development is funded and run professionally.

I might be wrong but if it is infact a municiple pool then won't it only be open at certain times of the year...this was our understanding...MOst Municiple pools are open June to end of August.

Hi All,
I think what we are lacking is a statement in writing from Taray to define exactly what the terms of the Swimming Pool will be, as we still seem to be getting varios views and opinions, which we have only had verbally from Taray or agents so far on this matter
This needs to include:-
Is it definitely going to be public?, (which we are sure it will be)
What will be the cost for use?,
Will it be (or can it be) by membership? again at what cost and periods?,
Will the pool be open all year? if not for what period?
Will there be any community charge at all to the residents towards the pool?
We feel that this would clarify the matter for everyone, no matter what thier views are, so, is anyone going out in the near future who could possibly ask Taray for this? If not we will have to ask a solicitor to do it for us.

Hi All
Unexpectedly (perhaps it is because we are going down there next week) we have had a reply from The Parador Owners Club regarding a query we raised many moons ago regarding the status of the pool.
In 'good faith' we paste in below their answer -
Regarding your queries with the communal swimming pool at San Cayatano your builder has now provided us with some answers:
1. At this stage they cannot give measurements/size of the swimming pool as these are still with the local council for approval.
2. The swimming pool is expected to be finished by March 2008, but if delayed they confirm completion will be no longer that summer 2008.
3. The property owners will be offered the chance of pay an annual membership fee at a reduced rate, however at this stage this has not been set, but will be done so nearer to completion.
4. Taray will maintain the communal pool for the first 30 years, after which it will be handed over to the local town council.

Has anyone had any further information regarding the pool lately?
Surely someone must know the facts by now as I understand that people will be moving in in the next couple of months.

Our agents have confirmed that Taray have said it will be completed by Summer 2008, but other than that no more info.We complete early next year so will have approximately 18 months with no pool. At least the beaches in the area are very good

As a communal swimming pool is legaly part of the sales contract, and referenced in your deeds, you can legally refuse to complete on a property where these areas have not been completed
If you are looking for rental income form your Spanish investment this will be affected by the factor that you are not able to provide accomodation with a pool

Hi everyone,
Just been reading the posting from Sue & David in the 'Words from the Tary Team' thread. In it they have listed the number of properties to be completed in each phase of building, which adds up to a total of 394. This made us think about the number of people wanting to use the pool and the fact that it may also be open to non residents
Whilst we appreciate that they are not all the properties are going to be occupied at any one time, it's still an awful lot of properies to be served by one pool. Has anyone yet managed to establish how big this pool will be and the area surrounding it?

hi all,
we have just returned from ten days out in spain and visited the site a few times and met a few of the future residents.There is an indoor pool currently being constructed next to the school,opposite the taray site,this pool we are led to understand ,will be a municipal pool.so hopefully this may take a bit of pressure off our communial pool and be usefull for us all to use in the winter months,even though today it reached 24 degrees.......in february!!!!
The site is looking really good and a lot has been done since we were out there in november.

Hey that is good news!, first time we;ve head anything mentioned about another Municipal pool, as you say it will take pressure off ours being used for that purpose.
What stage is it at and we presume it's Taray thats building it?
