The City of Altea, offer a new deal to Ballester. Partial permit to reside in Jardines de Altea Hill for all owners, ONLY if Ballester sign a contract as soon as possible to repair the pool area and also install a main line (Pipe) or sewer line above on the hill (street), to avoid overflow in the future in pool area or in the building. It is not recommendable to sign the home purchase closing cost, before Ballester get La Cedula de Habitabilidad. Without La Cedula de Habitabilidad, you as owner will receive no any service from the City of Altea. also no Internet, no water, no Electricity, no street number, no post, etc.

We have not yet completed on the apartment, we have only paid the 30%. Our soliciter advised us not to complete until all legal documents were signed..With what has happened now with the landslide my husband and i were thinking is it still a good idea to purchase,,If i were buying in the UK and something like this happened to the land on which the house was being built it would always come up in a survey on the house if we tryed to sell which 9 times out of 10 would put off any potential buyers therefore the price on which you were asking would have to be reduced alot to be able to sell,so it is now making us think about this apartment for the future and also could this happen again even with the works that need to be done,,I would like to know your thoughts and anybody else's on this issue,

We were talking to the Architects of the City (Urbanizacion de Altea Hills), they told us that once all the work is done they will look for errors or malfunction in the Sewer pipe, they assure us that they never will grante La Cedula until the cause of last overflow is removed. Ok, that is what they say. but we don't know if it is too naive to believe it. the questions we have are. If this happen again and the Sewer Pipe was not enough to evacuate all the water coming from the top of the hill and overflow again, who is the one to blame? how long it is going to take until (we don't know who) repair everything? and if everybody know the problems up there, how much will be the price if we want to sale the unit? , Altea Hills has two entrance or to exit, both of them are because the overflow seriously damaged and partial closed. what would happen if overflow again and we can not drive through the Exit?. anyway we got an appointment in The City Hall next week to talk to Urbanismo and find out what happen.

You should take the same approach to buying in Spain as you do in UK
Why take a risk if you do not have to
I asume you have a bank guarantee for your deposit and if the builder can not provide the HC and the structural guarantee then subject to your legal advice you should consider getting out
Lots of good buys of good properties at present in Spain as in UK!!
