hi
we have just moved into our apartment in block 4 and are very annoyed with the number of defects we have found.
has any one had all their defects rectified yet as the builders dont seem to care

We signed for our property in February and as of yet not all the snagging has been completed, we believe we have 1 or 2 things left to do. We fly out tomorrow so we shall see. The builders are very slow at completing the snagging but it will get done eventually. They seem to be quicker if you are living there and can keep nagging them.

We have an apartment in Block 4. We have sent the snag list but wont get over until November to see if all is finished.
There were lots of snags as when we took the apartment it clearly hadnt been snagged by the builder.
They did try to stall for time but we have insisted the snags are done quickly, time will tell.

Hi everybody
Just back from signing for our apartment in Block 2. Must say we're disappointed with the quality of the finish given that it is an allegedly luxury development. The kitchen was nothing like the showflat and did'nt have a breakfast bar. The plaster work was rough, some sockets and switches were not level, a kitchen worktop was broken and no key for underground storeroom. A door frame panel was hanging loose. We also found that some of our marble tiles including the skirting tiles were chipped and cracked. Has anyone else had this problem with the tiles? We have submitted our extensive snagging list to Gomendio with signed copies for our solicitor and ourselves. The time scale for the correction of all faults is 45 days, 15 days for Gomendio to evaluate the list and 30 days for the faults to be rectified. This information was from a Gomendio representative who was at the Notary with us.

Hi
Can ask whether you completed your snag list before or after signing the title deeds? I am being told I will have to do the snag after signing.....which I dont think seems right?
Any advice?

After you have signed for the property - you complete a snagging list and submit it to the builder.
The builders will then inspect the property and authorise the snags to be corrected, that you have on your list (agree more than decline).
The snagging will then begin to take place - can take time due to getting all the different subcontractors on site - but they must complete within 12 months on you signing.

hi,
i thought the builder has 30 days to agree the snag list, and then another 30 days to complete ALL the snags.
i think upon signing, would be wise to have the snag list served via the solicitor.
any thoughts ?

Strictly speaking Gomendio have 45 days to complete the snagging list. This is made up of 15 days to assess the list and 30 days to complete the work. This was straight from the mouth of the Gomendio representative who was present at the signing in front of the Notary. Unfortunately this is not adhered to. Present your snagging list to the girl in Gomendio's office in Panorama Park and make sure she signs and dates it keeping a copy to yourself. Don't think there would be any difference if snagging list was served via your solicitor
