Hi All Verandas
We have just completed in Andalus Thallassa just up the road from your development. I was told by Maria in the Keymare office that your completions will start in the summer so you need to plan carefully for that. The courtesy (snagging) visit is very important and you need to either go yourself or get an expert to do it. There have been quite a few issues raised on the snagging front at Thallassa. Also you must ensure that Keymare receive and act on the Electricity and Water forms that you will be sent. We paid our money over to KM only to be told after completion that Elect and water were not connected, that was despite me checking with them some days before completion that all was OK!
We had the help of someone locally (Brit) to help us with snagging and with doing all the little jobs that need doing when moving into a new build. if you are not a DIY fanatic I would recommend using someone. Anyone wanting to use the person we used, who we would strongly recommend, please PM me.
Lorraine's advice on another thread regarding solicitors is very sound. We used RossAbogado in Aguilas who proved superb throughout and came up with several issues on the contract with Keymare.
I would recommend that those purchasing in Veranda visit the Al Andulus Thallassa site and look at all the threads there they will answer many of the questions that you will have.
I hope that all goes successfully for you. There will be many issues, but the area and the weather will make it all worthwhile.

Hi all,
We have a reservation on the Veranda development, and have been informed by MRI that completion is not expected until last quarter of 2008. Original time was for July 08. Has anyone else heard of this?
We were planning to go out soon but may put back, though having seen the photos, getting quite excited about visiting.

When we were there last week your development looked as if it was coming on very well. I was told in the Keymare office that they would be opening up their "0n site" customer relations office in the summer specifically to deal with Verandah. However, we should have completed in Thallassa in July and ventually managed it last week! so there could well be delays on Verandah as well. In your favour is that Verandah is a relitively small development compared to Thallassa. I would keep badgering KM, though they are not known for speedy responses to emails.
hope you complete quicker than we did. It is worth it in the end though.

Hi,
It's great to hear from others who are buying or who have already bought on Veranda and Thalassa. Our appartment on Veranda is due for completion in September, though when we were out there last October we were told it might be as early as May. We are planning to go out in May anyway - for a break and of course to see how things are progressing, but we probably won't complete until September anyway.
We are getting excited but it's also 'a bit scary'. There's a lot to get sorted.
David, you mentioned a good guy to do the snagging/small jobs etc. We would really appreciate having details as my husband (Bless 'im) is not particularly gifted in the area of D.I.Y. (Hope he doesn't read this!)
In the meantime we are counting the weeks to our visit (12 - I think) and will keep looking out for more up-to-date photos.

Whilst I agree that the Courtesy visit is important for owners piece of mind, it isn't a snagging visit as keymare tell their customers. We found that most of our snags were found on completion (several pages long) whilst we stayed at the apartment and were using the aircon, kitchen electricals etc.
All the snags that were identified at the Inspection visit were still there on completion which we were disappointed about - we were still looking at them/dealing with them 5 months later. We completed on Thalassa in August 2007 and have just had an email from them to say snagging list is now done (February 2008), we're hoping all is ok now when we go out in March.
I would say the most important thing is to keep a record of the snags you have, keep badgering Key Mare to get them done and if they are slow reacting, ask them for a complaints form to take to Vera Town Hall - we found this helped.

TThe best method to deal with the snagging defects, which should be identified, before you complete, is to get them entered with your completions paperwork, at the Notary as an exhibit of the contracts
Also make sure that you get Keymare to confirm on the same agreement the fix time for these defects

I agree with inspectahome it is best to use a professional, they know what to look for and it saves the airfare if you have to make a special journey to do it. We used someone locally who charged 150Euros. PM me for details if you need them.
