If you are interested, there is a site where phase 2 owners can see the latest 'look' of El Soto phase 2, or Las Lomas. They are not detailed in respect of each building but a general view. It also provides the opportunity to ask questions of phase 1 owners. Phase 1 owners have their own forums which are private but some of which are available to phase 2 owners. WARNING TO EL SOTO PHASE 2 BUYERS!!!

We have read with interest some of the postings regarding Phase 2 specifications and negotiations with Grupo Mena and the issue of Community Fees for the "Golf Club".

We are Phase 1 owners and we strongly advise all El Soto Phase 2 buyers to seek professional advice in dealing with Grupo Mena. They are unscrupulous developers who have left a lot of Phase 1 owners with major construction problems some 3 years after completion. Following the recent heavt rainfalls here, most of the penthouse roofs and wooden windows leak and despite assurances from Mena that permanent repairs/replacements would be undertaken under the 10 year guarantee, all they do is squirt silicon around to cover up the holes!

Unfortunately, the Phase 1 Community chooses not to take legal action against them, so owners with problems are left facing the problems. We now have detailed engineers reports on the construction problems which will be submitted to the courts here. However, although Mena claim to have used new builders for Phase 2, they may still try and avoid pre contract inspections as they did on Phase 1. Buyers have a legal right to inspect the property they are buying before signing contracts.

Your advice is well taken. In my recent and ongoing dealings with Mena, via my Spanish lawyer, I have found them to be evasive, defensive and elusive. Whilst I have no reason to doubt the quality of the build - I have seen other excellent FCC built developments - the problem is that they are bound to build according to the design and spec given to them by Mena and it is this with which I have problems.
Of course, nobody should complete without an inspection and my intention is to  invest a comparatively minor sum in employing a professional architect or surveyor to perform that inspection on my behalf and against the spec that was published at contract time.
