chasing rental enquiries

can anyone give me any advice on how many times and how we should chase a rental enquiry and if one does by email first should we follow up with a phone call. I don't want to come across desperate .......... but we are.......

I usually reply by e-mail then wait for the enquirer to take things further. The only time I have e-mailed a second time is when there are several enquiries for the date and give people the opportunity to book quickly if they are seriously considering the property.It woudn't hurt to send a reminder that the property is free . Good luck with your bookings !

Depends what language they speak!! With English enquiries I reply by email and then follow up with a phone call the next day asking if they had all the information they need. I found the conversions increased, although others may disagree. For Spanish, I have a friend and I give out her phone number for them to contact if they need any other info or reassurance before booking.
