Has anyone else had problems getting a habitacion certificate issued for property built by ESCUDERO in the Costa Blanca region ?
A family member has a property which is eleven years old and now has found out that the habitacion certifiacte was never issued for the 33 properties on the community, the excuse is it wasnt an issue eleven years ago !! But it is a big issue now they want to sale. The developer keeps passing the buck, the latest excuse, the girl that deals with these matters is currently on holiday !!
If any of you have a property constructed by ESCUDERO make sure you have all the paperwork in order otherwise you too may have a problem when you come to sale the property.

Hello everyone.
We have the same problem with this builder but it has only recently come to light at our community meeting last month. Our community was built in 1999 there are 30 properties. We all have contracts for electricty, water, gas telephone, and tv connections, we have been paying suma for the past ten years and registered on the padron, many have been resident since day one, but it has now emerged that the certificate for primary occupation was never issued by the town hall. Over the past five years at least 50% of the properties have been resold and many have mortgages.
Now all of a sudden we cant sale our property without this certificate. So it seems that the corruption must have started a very long time ago, or how else were we able to get contracts for all the services and a mortgage without this document.
Escudero built at least another five urbanisations in our area that we know of and probably loads more further down the coast.

Hi Geco that sounds a very familiar story, are you also in la Zenia Cabo Roig area ? According to the inlaws It seems that back then the office was in one of the bungalows on the second community that was built in la Zenia 2 area, the name of the person selling the properties back then was Antonio Mas. Have you any idea where the head office is now we heard there was a bust up and the company split up into two groups but at least they are still going so thats one small piece of luck. There is a lawyer working on this but three months down the line and the developer has not come up with the requested paperwork, the word urgent simply does not exist in the Spanish vocabulary ! I will PM you but as you are a new poster you may not be able to answer.

Yes we are in the area known as La Zenia 2. Our lawyer has been trying to get the missing paperwork for months and the Town hall has also contacted them and asked for the paperwork in order for the certificate to be issued.
Our problem is everyone works so slooooooooowly here even our Spanish adminstrator cannot understand how urgent this is for us. We are going to try and find the developers head office today and take a translator with us to see if we can exert a bit of pressure on them. As soon as we have direct contact details we will be passing them on to those effected and urge them to also put pressure on the developer to get this resolved urgently.
Reading the local papers it seems as if there are hundreds of people in the same position as us in this area but the difference is they are still on builders supplies and we have had contracts for services for over ten years.
We have also sent emails to other agents in the area who are selling properties on our community to see how they are getting over the problem, as of yet they have not answered our questions.
