Hi Could some knowledgable person advise me of exactly what forms need to filled out when selling to claim back the 3% retained by the Spanish authorities please. Thanks

None, sold twice speak to your solicitor they should be doing the work for you.

Thanks but if they have agreed to sell for you at a fixed price, should this include all forms?Or are they legally allowed to charge extra for doing the forms?:->

Ive never paid any more,, it  takes abouts 18 months to get the money back, the lasy time i got money back from  them, they just paid it into my spanish bank a/c

I sold my last house through an estate agent, Norwegian Lady, absolutely fantastic she was and my 3% was taken out before I got the balance of the sale, she told me I should get my 3% back within about three months, and it came back within 2 1/2 months, she did everything.

Great result then :-> I am assuming that when a price is agreed for selling that it includes everything including the return of the 3% or is this 3% not part of the selling?

Yes, very much so, and to be honest I am sure she is like this all the time.

She asked me what I wanted for the house, I told her, she said yes thats a good price, it was on the internet within 2/3 days, and she sold it 5/7 days later for the full asking price.

We went back  to Spain and she took us to the notary because I had given her power of attorney, about 2 weeks later the house money was paid into our Spanish bank account less the 3%,  she cancelled all the direct debits at the bank and one's with my solicitor, she told me to keep checking my bank account to check on the return of the 3%, and if it didn't come back to let her know and she would chase it up, the 3% was paid back as I said soon after.
