Interesting, I didn't realise this legislation had spread to other areas (other than Catalonia & Baleares) yet. Andalucia is yet to approve such legislation, which may be why I didn't know about it. Most of the (negative) articles and comments about it are clearly written by private landlords who feel that the hotel lobby are using their political clout to crush the little guy; they on the other hand claim they just want to protect themsleves from unfair competition. I would say a complete lack of regulation does indeed constitute "unfair" competition, and that the consumer would surely benefit also from some sort of regulation (and therefore certain standards) - although they of course are whining about increasing prices due to private landlords inevitably passing on their increased expenses. Boo hoo!
Of course, as we have already seen, this is all academic anyway, because the local police are highly unlikely to actually investigate / enforce any reported infringements of new regualtions. Too busy parking on zebras etc. while stopping for coffee breaks....(oops - gag me!)
What bothers me is that the regulations include ludicrous requirements such as free wifi and a/c in every room (on the landlord's side there), but do absolutely NADA to protect permanent residents from noise and loutish behaviour by holiday makers, who should really be staying in purpose built hotels or holiday complexes, and not in people's homes. And I find it totally bizarre that in some regions the legislation only applies to villas and independent houses etc., but NOT to apartments, where some sort of regulation is most needed. Nuts!
