Recovering Unpaid Rent - Help Please!

My tenant has now not paid any rent for 3 months and, despite my agent apparantly pursuing him, shows no intention of paying any either. I have emailed my 'lawyer' about it but presumably they're all too busy watching the Spanish dubbed re-runs of Coronation Street to bother replying. Again. So I am wondering if anyone has had a similar experience and how they went about tackling the problem. Also, does anyone know a lawyer in the Almoradi/Torrevieja area that may be prepared to break with local tradition and do a days work once in a while without me having to march into the office and make a threat at gunpoint?
Any advice gratefully accepted. Thanks.

Good luck with this, I know if you rent for over 12 months the law is on the tennants side and it seems they can do what they like, there has been a few cases like this on the board before.
Hope somebody can help you with it.

Unpaid rents are a different matter to rental periods/ extensions and have same legal treatment whatever the rental period is, but , litigation on rental is very unpractical and lenghty and keeps the tenant enjoying the house till it is over. You have action for eviction since first month of unpaid rent but again, the procedure is long.
That is why I always advise people to submitt the rental contract to arbitration rather than to Courts.
