Hello,
Could somebody please explain how to identify a plot in Spain. When I view the plot on the Cadastral database, it has a reference number ("referencia catastral") of 20 characters long.
On the "Nota Simple" I find, on the top, the
"Codigo registral unico de finca" (14 charaters), under this a "finca de <> no." (4 characters) and then, under "titularidades" the owner name with a "tomo"  "libro" and "folio" references.
But I can not make any sense between these two sources. Could someone please explain how to identify the physical location of a plot, by its Nota Simple information?
Thank you.

Address and some characteristics of the plot description might help the identification of the property through the Nota Simple, but, it is much simpler though the descriptive and graphic cadastral note

Thank you very much for the reply.

I was just interested in buying a small finca. The owner showed the place to me, then send me the Cadastral references. Then he send me the agreement he signed to buy it (all the Notary pack, including the contract and the Nota Simple at the end.).

But I can not find a way to coordinate these two references. How do I know which actual plot the agreements and Nota Simple refers to? I thought of asking the notary that wrote the agreement. But then I thought I could find the information, as he might do. If I will go to the town-hall and ask to see the "tomo" "libro" "folio", what would I see there? a map? a reference table to a "Poligono" "Parcela"? a Cadastral reference?

Can I go to the town-hall and ask to see this? Is it a service they provide?

Thank you

If I will go to the town-hall and ask to see the "tomo" "libro" "folio", what would I see there? Tomo, libro, folio are references of the Land Registry, which is independent from Local Council. Description included on last registry is based on Notary statements.

a map? a reference table to a "Poligono" "Parcela"? a Cadastral reference?

You can find info in English on what Cadastre is,. here : http://www.catastro.meh.es/esp/usos_utilidades.asp

Can I go to the town-hall and ask to see this? Is it a service they provide? Descriptive and graphic info is provided by the Cadastre, still check that it matches reality. A " correction of discrepancies" procedure in Cadastre is possible if it does not: http://www.catastro.meh.es/esp/procedimientos/f_proc4.asp and coordination with Land Registry here: http://www.catastro.meh.es/esp/CoordinacionCatastroRegistro.asp
