can any one give me advice on how long the builder has to come up with this paperwork and can i cancel if i have to wait to long as i have been advised not to sign until all the paperwork is in place

Hi Bill,
The Habitation Certificate is usually issued after the architect has stamped the builders completion of works document. Some architects stamp them a little too early and some are sticklers for details. The latter can cause delays in Habitation Certification. The town hall can take several weeks or several months and even several years before they bother to issue the Certificate. No one should pay the balance until their lawyer is in posession of one. However many are bullied into doing so by builders, agents and lawyers all eager to claim their fees. In short, there seems to be no standard amount of time before a certificate is obtained.

Dear Bill:
It will really depends on what you have agreed in your contract, if it is not illegal, as in this case, the clause will be null and void.
Of course, completion deadline needs to be met and any extension needs to be expressly approved by you.
Do you have a bank guarantee? Have you asked for that?
