to come back to your Spanish dream. It is now the time.

In term of prices: You will not find cheaper opportunities than the current ones. If you have already found the property you like I am sure the Bank or developer ( whoever is the owner) will be ready for further price discount.

In terms of legalities: Buying an already built property  is a completely safe option in Spain. 

In terms of mortgaging: Banks are ready to offer good mortgage products for getting rid of their huge stocks

The Spanish dream will only work when companies and developers there comply with the law. I think twice now before going back to Spain for a holiday. Last time I went, someone slashed my car tyre on purpose (hoping to steal our belongings while we change the tyre).

This is total nonsense. SOHA and AUAN already did a test on three houses, all with PERFECT paperwork. It transpired that ALL THREE had pending demolition orders! Demolition orders and perfect paperwork and online records.

Spain is a joke.

I do agree that the filter of Notaries and Registrars on existence of licenses did not exist till 2008, with a new Land Act which prescribes these professionals obligations on verifying the existence of these. So, yes, buying already properties in Spain registered in the Land Registry with the help of a good specialist lawyer is a safe option! :)

Your muddled answer does not address the facts, namely that even a lawyer cannot know a house is legal or not since the paperwork is meaningless. AUAN gave examples of three houses with perfect paperwork, which a LAWYER would use to ascertain the legality of a property, and all three had demolition orders on them!

Using a "specialist lawyer" is therefore useless as the houses already in the land registry can still have demolition orders on them.

Don't you get it Maria?

Maria, be interested to hear your specific response to the fact that houses with perfect paperwork, from people who have been to a notary etc, are actually earmarked for demolition.
