Property market around Almoradi/Algorfa/Formentura areas
The Comments |
Hi everyone
I'm new here, so be gentle please! We currently own an apartment on the Costa Del Sol which we are selling and planning to move up to Costa Blanca South. Have been looking at various sites to get an idea of what's apparently for sale and wonder what the market is currently like up there? Is it very active, are things selling quickly and what sort of discount can be expected off asking price? We're looking for 2 bed / 2 bath (preferred) apartment with solarium for around 70 - 80k euros.
Also, do the agencies act in a network where they all have access to all properties for sale? Finally ... any recommendations of agents to make contact with?
Thanks in advance for your help.
John

If you are relying on the money from the sale of your property .to purchase a new property ....then you are only in a position to look ...when you have made your decision on the area you want to move to ...then you should put your property up for sale ..get the money in the bank and then go and purchase a new property ...do not put a deposit down on anything until you have sold your property ...some parts on Spain can take many year's to sell your property especially if it is dated and not highly maintained.

As a current an owner of property in Spain, John, am sure you are well aware of the buying process and to answer your questions am not aware of agents networking, preferring instead to advertise properties they don't actually own !! So infuriating when ones time has been wasted.
Until you are cash ready to make the move keep scouring the sites, for suitable areas, not just properties, and from there choose a suitable REA.
If one is to believe programmes like Place in the Sun then property market here is moving somewhere between a trot and a gallop and buyers are urged not to delay. However this seems to depend on the price being about 55k and in a condition and situation that goes with the price. Vendors seem not to be as tempted by " cheeky" offers anymore.

Thanks to floella and windtalker for their words of wisdom. We have a buyer for our property (our next door neighbour) but will not look seriously until we have our hands on the cash. We are browsing and investigating various areas from a distance at the moment. We know what the agents are like from our buying experience ... lots of enticing property advertised and when you enquire it's " oh sorry, sold yesterday, last week etc but we can show you ... this one. As they say .. been there, done it and got the T shirt.
The only difference seems to be that most agents in Costa del Sol are part of a network and any one of them can arrange viewings and become involved in the purchase process, which is great if you can find a decent agent you feel you can trust, but, if they didn't take the original instruction they will know very little about the property you're viewing.
Thanks again for your comments

Good to hear you have a buyer.....hope everything goes smoothly.
To my knowledge unless a vendor is prepared to pay more commission by legally instructing another agent...its every man for himself 🙄
