Hi to everyone purchasing property on the phase 4 build at Arenal Golf, Benalmadena.
My first message reads: Can anyone provide reports or their opinions on how the development is going. also what sort ofcondition is the golf course.

We had an email from customers service department telling us phase 4 is expected to be handed over in two stages some in december 06 our block 2 included the rest in june 07 looking at site in july 06 it seemed that blocks 1/2/3/4/5 were more or less finished when work completed we have to wait for town hall to issue occupancy licence this can take up to six weeks once this is done you proceed with signing of private deed and handing over apartment

For those of you who are having a mortgage for purchasing off-plan - I have been hearing horror stories that sometimes mortgages cannot be set up in time and apartments are re-sold ?? Can anyone advise the best way forward on arranging a mortgage in Spain as apparently this cannot be set up prior to requirement?? Also recommendations on obtaining mortgages in Spain. At the moment we are looking at easy mortgage at easy-mortgage-spain.com recommended by Andalucian Dream Homes. Thankyou. We are purchasing in Block 6 so hoping for completion December 06. Hi allimal - have you approached the bank that's given the developer their mortgage? I've got my mortgage through phase 3's developer mortgage bank, maybe it'll work in your favour with securing it early. Also apparently cheaper to set up with the developers mortgage too. Phase 3 is with Caja Madrid - they are english speaking too.

Many thanks to 'Codhead' and 'Scooper' for mortgage responses. We are going out Xmas week - having an'alternative Xmas' so hopefully will get more of an idea of completion and setting up mortgage. Will look at your suggestions. Regards Allimal

Hi. We are going out Xmas week to check out phase 4 block 6 - completion date December 06. Have noted comments in Phase 3 that appointments need to be booked with developer of Phase 3 to look at apartments purchased? Does anyone know the developers contact details to book appointment to view purchased apartment in Phase 4?. Do you think this would be the 'after sales' service from Agent originally purchased from, ie: in our case Andulcian Dream Homes..
Also in Phase 3 how can the developer only allow 10 minutes viewing time .... they should be bending every which way to keep their customer happy to assist sale and ensure coompletion goes through happily and stress free! .... ??? what am I missing here ....

we went out on 3/12/06 and we aproched the leed in gib for our mortgage on 4/12/06 and by 2pm on 5.12/06 we had a phone call to tell us it was there for us as soon as we need it all paper work was done with an agent who came to our hotel in montimarit took about an hour to set up
you can contact the leeds building society in uk and they will set up a meeting in spain for you. found monthley repament three hundred pounds cheaper than spanish banks the rate 4. 1/2over 22 years with no penaty for early repayment and you can pay off lump sum to reduce balance when ever you have some extra cash

We had a veiwing on 4 dec phase 4 block 2 the apartment not what we expected as on our plan living room was on the right as you came in but when we saw it it was on the left so all the rooms were diffrent to plan .
What looks like wood trellace on balcony is in fact very shabby brickwork and there was no shower cubicle only the tray . The electric not on so it was hard to have a good look in bathrooms. we saw the parking this was a very good erea plenty of room for cars and storage dont dress up to veiw as there is thick dust over everything when we went to basement had to step over and under electric cables

Can i ask which type of apartment you purchased, we have a type 5-1 2 bed 2 bathroom and worried about the size of it when we found Arenal include the communal stairway in with the size of the apartment. Was yours as big as you had expected or was you dissapointed with this as well? We thought we was getting a 78m2 apartment which what was wrote on our reservation form, but when we went to Arenal office in November was told the size is more like 56m2 whch would be very tight for a 2 bed 2 bathroom.

To Samson and Babe: If your apartment does not match what is included in deed/contract signed with lawyer when initial 30% paid then pull out. You should get what you signed for, the developer has to fulfill his part of the contract. You cannot purchase an apartment smaller than originally entered into? Otherwise perhaps renegotiate price with your lawyer. I have a plan of apartment with room measurements and size of apartment is included within deed - check yours. Do not accept anything other than what you have signed for ..
One or two things I will be checking with my lawyer is to ensure all apartments have separate water input from mains - otherwise life will be hell with one mains input to building feeding all apartments! Also that building insurance and communal areas are covered. Again life will be hell if waste from all apartments go through one shoot to sewer and there is a blockage .... or even a leak through the building!
Who gets the bill for electricity in comunal areas/garages and how is this distributed to all apartments - yes it should be evenly distributed to all apartments irrelevant of floor location - but it may be several months/years before president/management committee set up ?????

dont know what you mean by type we have 2 bed 2 bathroom pine end apartment away from sun so it will be cooler we allso told 78m2 apartment size. with regards to lounge kitchen and bathrooms as we expected.
but bedrooms are very small by the time you put in beds theres no room for chest of draws and the wardroabs are tiny my 6 year old grandson would be pushed to fit his clothes in let alone 2 adults and i dont think we will be able to fit double bed in second bedroom so its not going to sleep four people there is no storage for things like iron board mop and buket sweeping brushes and as this is going to be our residetal home we will be realy pushed for space we were thinking of buying bed settee for visitors
we were allso told all fitings would be same size as show apartment but this dose not seem so with regards to bedrooms as the wardrobes were bigger in show apartnent we will have to use storeroom for extra household storage

Thanks for your reply. So with the second bedroom if you say you would have trouble fitting a double bed in there what chance do we have of two singles? I am begining to get nervous about this whole thing now. We have two daughters who need to share that bedroom so needs to be big enough for two singles at least. It was shown with two singles on Arenals floor plan.
What appliances had they included in the kitchen besides the cooker and fridge? was there a washing machine and dishwasher?
Your apartment is the same size as ours which i know would have been big enough if it was 78m2 as stated on the reservation form, but by the time you have taken of the 12m2 for the stairway and the thickness of the walls ( yes they even take into account the thickness of the brickwork when giving you the m2) you are only left with 58m2 hardly enough room to swing a cat. Also on a price per sq ft its more expensive than a new apartment in London!

You do not need to worry about beds for your 2nd bedroom, i have supplied furniture packs to people on Arenal Golf and instead of having 2 x 90cm width beds, you can opt for 2 x 80cm with a chest of drawers or bedside table between.
