Hi, just to say that I've posted a few photos of Pinares taken end May/early June. Blocks 1,2 and 3 are all completed but shuttered up due to the amount of dust being created immediately in front of them by the work on the new stream culvert by the roundabout. There was quite a lot of construction work going on here, though the best information I could get was that it was still likely to be October before the site was finished, licenced and the apartments had been re-cleaned ready for handover.
The next phase of development, blocks 4 to 7, is proceeding and an end of year completion is currently being targeted. These blocks of course haven't really been delayed by the access work at the roundabout. Thet were starting to put topsoil in the small garden areas around blocks 4 and 5 which is normally a good sign! The two pools for this phase are now large holes in the ground. If you see the pictures you will notice the large grey block (Franco's bunker as we called it) This horrified us un first viewing as it is not on any plans as is a real eyesore. However it is the compulsory water facility that all new developments must now have. It will be covered over and concealed and the developer has to replant four tress for every one that was taken up to install the facility...we'll see how they comply with that! My solicitor has confirmed that the area between blocks 1/3 and 6/7 has to remain green with no development allowed.
There was no sign of any development on the proposed road through to The Hippodrome. The latter has apparently gone bust again in any case and the last concert promoters have apparently disappeared with a load of ticket money. Spanish buyers are interested in taking it on so we'll see what happens. The road infrastructure is being put in to the west of the site where ultimately the final blocks 8,9 and 10 will be built and this should connect through to El Chaparel golf course. In thecurrent climate nothing is likely to be started here for 2/3 years until the market normalises. Agents in La Cala are working on the basis that the proposed new marina there is a five year timespan - some compulsory purchase notices have apparently been issued and the development is only boating/retail with no accommodation which is good news for other apartment owners in the area.
In terms of sales and prices on the site, the last two bed in block 2 was sold twice over for the published asking price while we were there. Blocks 4 and 5 are about a third sold, block 6 only has a couple of 3 beds and penthouses left and block 7 is about half sold (mainly the 2 beds).
