Illegal licences

Just received Direct Debit from Bank in Spain for 201.09 euros I would presume that this is the community fee? has anyone in phase 3 also received this?  I have tried to phone customer services but with so far no luck.

Does anybody know how community fees are chased up if owners simply do not pay. I have heard that there are still many unpaid bills, and wondered what happened in these cases.

I was at the Phase 1 AGM when this was discussed and Community fees are followed up by the administrators and there is a penalty of 20% plus legal fees to be paid by those who have not paid.

This is fair enough in my opinion as those who are not paying are only cheating you and me ie their neighbours. There is a list of all unpaid fees sent out with the AGM Minutes and this is also displayed in the Notice Boxes at the Post Box if you want to see who has paid and who hasn't. On Phase 1 a lot of owners seemed to pay up when they realised that there was a 20% penalty but I am not sure how much is outstanding. You could check with your President for an update as I am sure that they know what is happening.

I presume you are talking about the Year 1 Community Fees that were outstanding and were listed on the attachment to the last AGM agenda?
Too right too - I don't want to subsidise those owners who are using all of the facilities and who haven't coughed up!!)  Fact  of life, whether we like it or not, fees is fees!

As a phase 4 purchaser yet to be given a deadline for completion, I am interested in gaining an estimate on how much the fees may be for a 2 bed apartment.  Can anyone shed any light?
In addition after a recent visit I was appalled by how much dog excrement there was on the  pavements and near the play-areas - should dog owners  be forced to pay more to clean up this disgusting mess??

This is what we paid last year.  A lot of the costs were estimated so I don't know if it is going to be cheaper this year.  Hope this helps

Can anybody explain the difference in charges.
Presuming Dollys charges are yearly for a 2 bed penthouse on phase 1 the total is 1295 euros.

We have a 2 bed ground floor on phase 2 and our charges this year are 1570 euros, a difference of 275 euros does anybody know why this is ?

Maybe it is to do with the co-efficients.  Each apartment is allocated a co-efficient according to the size, space etc as a percentage of the whole Phase 1 are.  Ours is .26 i think.  I know these were amended.  I will also double check my figures just to make sure they are correct. Hope this helps

Also each community is a separate entity and are run separately and it is up to the community to get best value for money etc. re costs like gardening, lifts etc.

I've just checked our co-efficient - not something I do everyday!!   It is .33 which brings our fees for our 1st floor apartment on phase 2 to 1364.04 euros.

Just in answer as to the discrepancy between Phase charges - on our year 1 actual spend we had a huge surplus due to lower spend on some items (due to Calidon still footing the bill for road maintenance for example) so it was decided by the AGM that year 2 charges would be lower since there were sufficient funds in hand to cover contingency for future spend on exterior repainting etc.

Could one of the lovely people who attended the AGM just put me right if I am wrong on this, but I think this is the reason.
