Buying 411, completion date was given as end of December 06. Have been informed by MASA that it is finished, but have to wait for builders to complete the paperwork, so not to book flights until notified by MASA aftersales department

Hi,

We have got quite a few bookings just by advertising on our own website www.dreamhills2.com

Have you organised a cleaning company yet?  I will need one and just wondered if anyone out there has had any recommendations

Hi,

We have got our keys and have moved in (446 (first phase), although are now back in the UK.

We had a letter confirming that the apartment was ready in October but we didn't actually complete until December ( this was largely of our doing as there was no rush and why start paying bills and hand over your money until you really must).

Once we'd got the keys, well then the fun starts - not too many complaints about the snagging, there are a few things but nothing major just things like a light fitting missing, etc BUT if yours is anything like ours, be prepared for a mess in terms of cleanliness!

We had our property management company go in before we arrived to do a clean and they got it looking OK but still not good enough. In particular the bathrooms were awful and the mess they left on the tiles is terrible - we spent best part of a day cleaning them and even now they aren't perfect and will need more elbow grease next time we are over.

The same could be said for our roof solarium - a horrible white scum left around the edges of tiles where they haven't cleaned as they've gone along - we know it isn't the 'norm' because the tiles on the stairs and the terrace are perfectly clean.

I raised this with the show home - very nice woman - and I got a slightly puzzled look at me complaining about such things and though she said would include on the snagging list, I know there is a cat in hells chance of anything getting done.

So, be prepared to spend a few days cleaning!!

Good luck to everyone who is still to complete.

Can also confirm that we have also had quite a few bookings and generally a lot of interest through our own website and so far I'm enthused by the level of interest in a brand new development - if the Commercial Centre is anything like the artists impression it looks quite high quality and therefore has the potential to really put the area on the map with holidaymakers.

Ian

Ian,

Great to read your message.  I note that your completion was delayed by two months, but were you under any pressure to complete earlier.  We are due to complete any day, and we are going out in a couple of weeks but I don't think things will be ready by then.  Would the builders wait a couple of months before I go out again, or would they push to complete as soon as possible.

Did you have to pay in full for the property before the builders would complete the snagging.  I was hoping to have the property snagged and any problems rectified before I hand any money over.  Did the builders not have a responsibility to make good the tiles - I can imagine the adhesive/grout would be difficult to remove.

Hve you any comments on the furniture provided by the buidlers?  I have posted this message rather than a PM as I am sure others may want to ask the same questions.

Thanks

Martin

Hi Ian,

Really pleased to hear that someone has moved in, congratulations! Would you mind telling me who you are using for your property management and are you happy with their provision of services?

Any tips for the hand over period would be gratefully received as I will be on my own for the completion process! Also interested to hear your response to Martin's questions ref snagging.

Thanks

Julia.

Hi Everyone,

For those of you a little further back than we are, first of all don’t worry!

Whilst not necessarily an easy process, when I think of all the horror stories I’ve heard about Spanish builders and all that, in reality it wasn’t all that bad.

As for property management, I have some friends who run a company called Torre Property Services (TPS) (www.torrepropertyservices.com) and they are literally two minutes away from our complex which is comforting and useful when renting out.

Of course I maybe slightly biased but I honestly don’t think you can go too far wrong – they do a really good job on all fronts and they are fairly priced; neither cheap nor expensive. If you want to drop them an email, send it to chriss@torrepropertyservices.com and mention that Ian referred you.

With regards to completing, don’t let them force you into completing until you are ready. The advice I got from my solicitor was that most new builds take at least a few weeks if not months from actually being completed until being registered, therefore if it suits you then hang on till then.

If you bought through a company, remember that they also want you to complete as they will get their commission so they’ve got an interest in getting you to sign on the dotted line and hand over your money.

As for snagging, yes they’ll want your money and to give you the keys, etc. except for one set. You’ll then have 14 days after completion to complete your snagging list and then they say they’ll do the work inside a further two weeks though we had to come back so I can’t say if it has been done or not but that reminds me to get my friends to go and check!!

As for the grout, yes it was very tough to remove and we’re not done yet! Do they have a responsibility to make good? Yes but I think they basically play a no’s game – for everyone that complains and they have to do something, there will be another 4 or 5 who won’t and will do it themselves.

As per above, it could be that they have gone into ours and put it right but the look I got when I took my list to the Show Home told me everything I needed to know.

As for the furniture, I was pleasantly surprised – I expected it to be pretty basic stuff that would only last a few months and would probably need replacing in the not too distant future. However, beds were pretty good (we had no complaints) and whilst its mass production furniture it seems quite sturdy and as I say, we were happy with it.

What else can I tell you? TV – no doubt we’ll all want a few British channels. Originally it looked like being about 600 euros and then a monthly subscription of 15-20 euros which is OK if you live there but not for a holiday home. Anyway, we got a package for 490 euros with 10 UK channels including BBC1, ITV1, 2 Sky Movies Channels and 2 Sky Sports Channels plus a few others and there is NO subscription. For an extra 100 euros you can get 20 channels but we didn’t go for that.

For info just pick up one of the free papers (Round the Town, Coastal Rider, etc) and you are sure to see an advert and you can normally get it installed the next day. Dream Hills 2 also has pretty good coverage as well.

We haven’t put air-con in yet but that is something TPS have also branched out into and I think they will be doing ours in February. I reckon you might get away with one unit in the lounge as the cool air (or hot air if winter) will soon filter through the rest of the property, especially if doors left open or ajar. If a 2nd one is needed then that’s something you can add at a later date but why fork out for 2 until you know for sure that you need 2.

If anyone does need a place to stop when going over to complete – in hindsight I would have liked at least the first week stopping elsewhere just so had somewhere to put your feet up that was comfortable and you weren’t constantly thinking about all the jobs you had to do or things to buy – you’d be more than welcome, take a look at our website (www.dreamhillstwo.co.uk) for info.

If you look at the availability chart, you’ll note that mid-March to mid-June is down as unavailable as someone has enquired about these dates but if they don’t get back to me within the next 7 days I’ll be making them available again.

Hope that helps

Ian

Hi, we were out in Dream Hills over the Valentine's week in February and ours (No 419) is ready to complete.

The whole of R5 looks to be well on the way to being complete if not already, I don't have a plan at hand but the apartments over the road look to be in a similar condition.

Furniture was being delivered to numerous properties whilst we were out there and there looked to be lots of activity across the site.

We met people who had moved in the previous weekend who have made the move and are now living there full time.

We should be out there again early April to complete though we will not be living there for a couple of years but we will be renting the property.

On this point remember you do not have to complete if this has not been issued if you do and the builder then stops the supply of water and electricity then it will be difficult to get it in the future

Hi Conrad

Thanks for your reminder. I have no intention of completing until this is issued, but as my completion was supposed to be in December, I am getting a little impatient to complete, especially as it is finished and the furniture is in! When I saw my solicitor in mid February she did not seem to have any sense of urgency and just said it might come through next week or in 9 months!!! Not very reassuring.

I guess I just have to learn to be patient!!

Julia

Hi Conrad,

Thanks for your PM. Who do I pay the charges to? I suppose the administrators will send a bill. What else was discussed at the meeting? Do you know when you are moving in?

Regards, Julia
