I live on the Valle romano urb. and there is no progress as yet. It is very frustrating to see nothing. The golf course seems to be going well!

We are buying an aprtment in phase 3 on the villa bourghese site, which is next to the club house, rather than the FBV, which appears to be where everybody else is buying. A friend tried to go onsite yesterday, but now they have resticted viewing times and moved the sales office from the club house to a mobile site at the entrance. On the positive side, they can confirm that a show house is now open, so that indicates progression. So I'll update once he's gone back and visited the show house.

The cranes have started to go up this week and the new sales offices at the entrance to Valle Romano looks like it is nearly ready to open.
Has anyone visited the site lately or does anyone have any up-dates?

We has someone visit the site last week, the sales office is open with limited times, i think it's 8-1 and then 4-6. there is a show house open in the villa boughaise phase 1 and all still looks good for potential completion schedule.
However, the the football village is only at the footing's stage.
Regarding legal issue's we've pushed for a copy of our bank guarentee, Lexland have now indicated there is a "formal mistake" which we are now following up, so if you have not pushed for your copy do so.

Do you have any further information on the 'formal mistake' ? I didnt use Lexland and have a copy of the BG - but not being able to understand legal wording in English i dont hold out much hope for understanding a legal document in Spanish. My Lawyer has said it was OK, so you're comment has me slightly concerned.

The villa boughasse is a seperate development to the FBV. Lexland are now closed! so I don't know any further detail as yet - what will be important I guess is the dates etc - I would consider having your BG viewed by someone who speaks spanish to give you an understanding- Our lawyer said it was also OK, but then when we requested a copy of the BG, this "formal mistake" has now been discovered.??? So I'm suggesting you obtain a copy for your leice of mind

The only bits with dates on the copy i have are :-
Fecha de efectos de la Póliza: desde las 00 horas del dia 16-01-2008 hasta las 00 horas del 30-06-2011 (which i assume are the effective dates of the policy, the latter being 12months after the contracted completion date)

And the Lawyer sent me this also
HECHO POR DUPLICADO EN SAN SEBASTIAN A 15 DE MAYO DE 2008 (which i'm assuming means i have a certified copy of the original document which was raised on 15 May ?)
I am glad to inform you that I have already received your individual insurance policy (doc. in attachment)
As you can check the document is on your name and describes your property.
Through this document your could recover the amount you have already paid in the case the developer do not fulfil the contract.
The insurance’s term finalizes when the First Habitation Licence is granted.

i used lexland , i wonder if you could explain what you meant when you said that " lexland where closed" , are they now closed permanently ? Ive still not seen my bank guarantee , which is worrying, more so if lexland are now closed.

sorry for the confusion, Imeant that at the time of posting the message it had passed 2pm UK time and the Lexland office closes earley afternoon (as per their voice mesage whwn you call them) so you need to call them between 8am ans 2pm I think

Has anyone tried contacting the Village lately ?
I've tried to phone and email but with no response.
I tried the number for Kate Davies (08000 111 566) given out on their most recent letter entitled "Update from the Village" and dated 11 July 2008, but it seems theres a "fault" on this line.
I tried the sales number on their web site 0870 066 3696 but this just hangs up immediately.
I've emailed several times with no response.
Does anyone have a working number for Kate Davies ??

they were in offices at the agh hotel between marbella and estepona which should be pretty easy to find
also I understand one or more of them is involved in this business buddhabeachbanus so its good to see that in the absence of any building at the Village, there was a whole load of money being spent on something............

I have managed to email Kate Davies ( kate.davies@footballvillages.com) and she replied back with the following.
We are currently putting together a newsletter, which will be with you in the next couple of weeks. This will update all of our purchasers on developments up at Valle Romano. As a result of the corruption scandal, developments in Estepona were reviewed over the Summer and we are pleased to say that Valle Romano is, as we have previously stated, 100% legal.
Work is progressing on site – I have attached some pictures taken yesterday, showing the foundations for The Village apartments going in. A show flat has been built in the Villa Borghese apartments and all of the holes and tees are complete on the golf course.

Hi Everyone,
I am relieved to find fellow investors at V Romano have the same concerns as me.
I have bought a penthouse at Villa Borghese phase 1 for €306k. I originally intended to buy a Football village apartment but didnt like the "tourist apartment" concept so bought at Villa Borghese which has no restrictions (nor tax concessions) .
Villa Borghese is part of the overall Village site,as is the Football Village.You can see the overall site if you go into Valle Romano website.There you will see that it is made up of 7(?) different villages of which the Football Village is but one part.I have to say that this was not made clear at the Football Village presentations.Nevertheless my property was brokered to me by the Football Village sales team and my lawyers are Lexland.
I have visited the site 3 times ,the last occasion was in the spring.I also visited Lexlands office in Marbella at that time and met again with the solicitor.I was happy until the credit crunch took hold and this corruption allegation reared its head.
Since then I have noticed that the website has apparently been scaled back (particuarly the section giving details on progress of works) as has the sales staff.
I expected to get my keys in "the final quarter "of this year.I called the site last week and was told that it will be March next year.I said that I was unhappy with this as, at the very least, I should have been kept informed and not find out by me making a speculative call to the site.The lady there told me that the contract allows them to run 6 months over but Lexland do not confirm this .Lexland tell me that I can take action to recover deposits and or losses immediately following 31st Dec.2008.
I am keen to move to the Village but was concerned that due to the credit crunch it would be severely delayed and scaled back.
I am relieved to hear from Chorley that work is actually going on.
I will be going to Estepona next month to see for myself if it is likely that the site will be ready in March.

Just read the news letter. My 2 year old could have done better!
That makes good sence (not) to put the prices up on the 1st phase when there are still 30% at the original price unsold. Can anyone confirm original price because I only paid €215.000 not €244.000.

how can they say the prices have gone up and we have all made big profits on paper, when it seems that there is a lot of unsold property in spain that is coming down in price ?

Hi All
It would be great if a webcam was installed on the site to show the construction progress. I have recently returned from developments in Las Vegas and they all have them. It's not costly and it would be a bit of piece of mind for us all.
The price increase is great news if it is in any way genuine. I have asked the question to The Football Village so let's wait and see.
