Hi All,
We have now received a copy of our BG, which looks OK, although I'm no lawyer!!! So we still need to get an indipendant lawyer to explain the implications, but we've had an interpreter translate it for us. If anybody would like their BG or any other spanish document's translating please send me your name/email & telephone details and I can introduce you.
We are in Estepona on Monday 6th October, so will advise you with a building update, soon after.
With regard to the newsletter, the fact that the bank now fully own's the project appear's to be a good thing, it's more likely a privately owned building company will go bust than a bank - I think !!!
Danielca - what phase have you bought on? we are on phase 3 - apparently there is now a show home available to view

I think Chorley is out there next on Oct 6th so there should be an update next week...
I still think a webcam would ease a lot of people's frustration. With major global banks going to the wall every week or so it would help for people to see progress.

Things are moving on now. There are 4 crains up and concrete lorries are coming up here by the minute. The foundations look like they are in on the first few blocks by the club house.

I’ve just returned back from a short visit to Estepona to check out the building progress and visit our lawyer’s, Lexland. We are buying in phase 3 of Villa Bourghasse on Valle Romano.
We where met my our VR host at the sales office after pre booking a site visit. The sales office is now just of the Main entrance right at the bottom by the main road A7.
Our VB development is just next to the club house and is progressing on time and there are literally 100’s of builders and crane’s all over phase 1& 2, which has to be completed by Mar09 and it all looks like it’s on track. Our phase 3 is due mar09, so we have no reason to panic at this stage it looks like it’s on track. We visited a show home and the standard of workmanship is very good.
We passed the football village, at last we saw some major work taking pace (nothing had happened in Feb when we last visited) the footing are building progresses and loads of workers and crane’s are now in action, but there is still no brick work and allot still needs to be done to finish footing I would say (but I’m no engineer) the sales guy said that they had previously had issue’s we the building contractor and they have now changed to teconsa who are much bigger and he said are working 3 times faster.
So we feel comfortable about the building progress, it’s more the legalities, ability to get a mortgage in the current climate and the validity of the BG. The bank guarantee if with the same bank who now own 100% of the development. Our sales agent said they took full ownership around the beginning of the year, our lawyer said it was 12-18 months ago. So some fact’s are really hard to gather.
Regarding Lexland, they say test cases are now being assessed regarding your ability to execute your BG based on the fact that if the building start date is not on time this may be sufficient proof it cannot be completed on time, also he suggested that the builders 6 month extension clause can be challenged as not being a fair claim – so worth you pushing with your lawyer if you don’t want to hang around

Hi,
I was on site last Friday, works are progressing and i've just uploaded two photographs today overlooking the FV works ( under Valle Romano development on this site )
Founds are progressing and tower cranes are erected; The builder - Teconsa, was still working on site at 6pm when we left the site - which by UK standards for a Friday is good going.

I will be interested to hear if you get anymore info from Lexland on the issue of the test cases of the B.Gs. This would be music to my ears if it is possible to get my money out. Please could you post it on this site if you do find out more.

Hi Everyone, could anyone bring me up to date with developments at Football Village, is the development still proceeding etc. Also does anyone know if there is any clause in the bank guarantee with regard to you loosing your job.

Dont know about clause for losing job but i bet theres a few people in the same predicament,the last i heard last week was that there is trucks on site but doesnt look like anything is happening.

I don't think any property purchase has a clause for losing your job - normally this is a separate insurance.
If you are renting your place though a bank normally agrees the mortgage based on the rentable income/value - rather than an individuals' salary. Hope this can work out for you.
