I'm interested in chatting etc with other owners of Peraleja to share stories, hopes, concerns bla, bla ahead of next Decemebers anticipated opening.

Hi Paul,

This message board seems to have gone really quiet over recent months. The regular updates/ photos have been useful on the Peraleja website but I am still keen to hear other peoples views.

Would still like to know details of the hotel chain and have e-mailed Peraleja to request news on any developments.

 

I would also like to know probable handover dates for Phase 1 properties. Anybody had any indication?

the only news i've heard in the past few weeks is that Peraleja have increased the prices by another 5%. That's a total increase of 15% in the past 12 months since we purchased.

Planning to go out in Feb/March for another viewing.

The previous message board seemed well supported - where has everyone gone - We have bought a Rondena after a number of false starts with other types of properties on the development.

I guess like everyone else we wonder if we have done the right thing - this is our first and probably only purchase overseas - we looked at Roda Golf but didn't like the location and we also looked at Corvera but felt on balance the different architecture at Peraleja just edged it. Whilst there is no doubting that Seve was a mercurial player in his day I'm not wholly convinced by his other forays into golf course design. We made a site visit last April and I believe things have come on a pace since then. Is there any news about the hotel?

We are looking to rent out the property for the next ten years and then hopefully escape the Scottish winters and live on the development for six months of the year. It would be good if other owners could join the message board so we could have a collective voice if nothing else. 

Over the past few months one or two things have happened where I felt it would have been good to get other peoples experiences and where if they had felt similarly inclined we would have been able to put up a united front (the items I'm referring to are niggles rather than anything really serious).

If PaulC goes out in Feb/March is it possible to post some photo's on the site?

Hi,

Good to see a bit more life on the site.

We have bought a Serrana and like you felt that Peraleja was just a little bit different to the others on offer.

Would be interested to know what the niggles were. My biggest gripe at the moment is the lack of news concerning the hotel. In my eyes this will say a lot about the quality of the development.

I have to say that when we viewed the show homes they fully lived up to expectation.

Oh the only other gripe I have is the brick surround around the pool. Not convinced about the appearance and more concerned about the safety aspect, particularly when renting out.

Just thought you might like to know that this was the response I got from Peraleja when asking the status of the hotel discussions;

 

"Further to your queries, we would like to inform you that Peraleja is ultimating negotiations with several hotel groups and we will inform our clients accordingly as soon as we have official news."

So thats clear then!!

When we originally looked at Peraleja we decided on a Minera and picked an end terrace that would in effect give us a semi. When we got the plans through we noticed the pool was in the front garden, not the back. When we queried this they explained that they could put the pool in the back garden and made the alterations to the plans. We then discovered that another property was to be built on the land adjoining ours and would be attached to our property - so in effect our semi was no longer a semi. We were then offered the opportunity to help design a property along the lines of the Minera on a special plot. When we got the plans through for that we found that the architect had designed a two bedroomed round house to go on the plot - not the 4 bedroomed Minera styled house we were hoping for. We then looked for another property and after a number of false starts we decided to plump for a Rondena at the top end of the development following a site visit. So far so good. We have been told that we cannot choose different tiles for the kitchen - which I guess I can live with. We also transferred cash to the receiving bankers in Spain who deducted their charges from it when we were told they would not. These are niggles which hopefully will be forgotton if the development lives up to expectations

However apart from all that we have stayed loyal to the project  and hope that it lives up to its tag of being slightly different. I would be keen to see how the development is coming on so hopefully someone will be making a visit soon. The question mark over the hotel needs to be resolved  as I guess a good hotel would be the jewel in the crown. I was surprised and pleased to learn of a further price increase - however you have to question whether the market can sustain that level of price increases.

As an aside - I lived for six years in Cheltenham and met my wife there so I am no stranger to the Cotswolds.

Not looked at the site for a while. Pleased to see a few more people on. Seems that we all share the same concerns - hotel, will phase 1 be delivered on time etc.

Whilst having no serious complaints about how the development is being managed, a bit more info would be good. I'm all for a bit of customer power to get some detailed answers so if there is to be a collective delegation, count me in!

Also re price increases, I'm no economist but if I'd invested for a quick return on equity - I'd be typing with tightly clenched cheeks!
