I returned on Wednesday evening after spending two and half weeks in my beautiful new home. I arrived midday in Gib and crossed the boarder into Spain, caught the 2.30 bus out of La Linea, a pleasant journey through the villages takes about 1 hour 15 mins and only coats 2.95 euros. It is worth giving the bus a try if flying into Gib. Used the apartment as home this time and didn’t venture out to use the local restaurants in the evening, but made good use of the local food shops, Mercadona, Supersol, butchers and greengrocers. The greengrocer next the Bernardo Munoz is fantastic, run by an elderly Spanish man and his wife they supply everything in the way of fruit and vegetables and you can get fresh eggs and local wine. Next door you have the Halal butcher who is a pleasant Spanish/Moroccan man named Ahmed, he sells the most beautiful beef at a very reasonable price. Another favourite to frequent is the coffee shop in the Sabbi high street opposite the taxi rank. Very popular with the Spanish and English and a perfect stopgap to have a coffee and cake mid morning and just watch the Spanish world go by. There are lots of bars in the evening open until very late and it is wonderful to enjoy the balmy evenings out, people just sitting outside there homes or catching up in a bar having a chat with friends. It is a truly wonderful way of life out there; the weather was fabulous every day warm and sultry.
My apartment is now fully complete with all snagging finished. Diego Head of Maintenance for the development is a real treasure and will help at the drop of a hat. The development is looking good, however general snagging in and around the grounds is still outstanding. The gardens considering how very hot it has been out there the last four months are looking very good, the grass is the most affected around the pool area by block 5, 6 & 12, but will recover once the cooler weather sets in.
Phase two is looking very complete and I feel it may not be too long until release. Phase four is racing on, the outside walls are now the infamous lemon colour and it is a constant beehive of activity daily with workers.
The road unfortunately is still a long way off from completion, the word around is that it will be complete next month, but in my opinion that may be a little adventurous. If you can remember way back in September 2007 when we found out that The Penoncillo Road was to be improved they did say that it would take 18 months, that would take us to April 09. I personally can see that the full licence for Phase one will not be granted until then. The cleaners were very busy cleaning blocks 13 & 14 inside and out, this may be due to the sales team showing the development, people show up daily viewing with the sales team. The apartments are being shown at 220 - 240,000.00 euros, however whether they are prepared to take an offer, I do not know. If anyone reading this has recently viewed the development maybe you could join us and give us your fed back.
I would like to say hello to all recent friends made. So, a big hello to Suzanne (‘Living the Dream’), Bethany and Ewan, The Wonderful Mr & Mrs Peps , Steven and Jill (I am sure that you will have found this website by now and reading this!) (Steve still jealous that you will be back there is one week’s time) Margo, Wicksy and Lily, a big thanks to John for helping with mum’s suitcase on that first day, all the staff at Fathoms in Sabbi and not forgetting the Spanish who have a beautiful country and make me very welcome every time.

Well, it was a lovely post and it was great to meet you and your mum, as well as Suzanne (we've talked lots on this forum - was great to actually meet you) and of course the lovely John and Sue. Didn't we have a great time? Just sitting there, round the pool in that lovely weather. The thing for me was that, apart from the obvious beach and restaurants, the everyday shops are great. You can just wander down to the pizza place on the corner and have a coffee in the morning. You only have to to do that twice, and they're greeting you like an old friend. It's all do-able without a car, that's the brilliant thing. I bought myself a trolley, and went shopping each day like a little old lady does and I didn't care a bit. (What WOULD my neighbours in London say????) Diego was great, you're right there, he's a bit of a treasure. Also, the shop which sells mobile phones was really helpful in Sabbi. We paid 19 euros each for our phones, pay as you go. Took 10 minutes, and we were on Spanish mobiles. Oh I could go on and on. We loved it and we are still feeling good, unlike other holidays where you feel right back in the rut after a few days. Margo This message was last edited by Margo on 9/12/2008.

Many thanks for the splendid post.
Even though I am seriously jealous having read it, it is fantastic to hear how well things are shaping up once up and running.
We are in Block 14, and it's interesting to hear that they are in there cleaning. I spoke with my solicitor last week and they have told him it will another 2/3 months before the road is complete.Manyana.
I booked to go out on Oct 11th some time back , in the hope that we would be ready to close, but no such luck.
I am going anyway and will stay in a friend's apartment in the Port.I will arrange to call in for a wander around and would love to put a face on some of the names if any of you are out there at the time. Will also be available for any tours of the locality especially any "pub crawls".

Tracey - thanks for the interesting read.
It's good to know that you've not forgotten me in Phase 4 in all the excitement. I'm feeling quite left out now that everyone is getting in and sorted. My brother was out there a couple of weeks ago and said things seem to be moving at a pace now so this time next year maybe, possibly, perhaps.....
Anyway, thanks for the read, and enjoy!!

Talisman.
Hi to all on this forum.
In response to a comment that the apartments are been shown in the development at 220k i am afraid that this is no longer the case. The bank that has financed the development are selling of ALL apartments at a flat price of 140,000 euro irrespective of floor etc. I had originally purchased in the development in March 2004 but due to delays cancelled my contract approx 12 months ago and received my deposit + legal interest back.Original price of apartment was 179k euro. I personally feel that at 140k they are fantastic value. I received an email from an agent with this offer this week. Full mortgage is available to include closing costs if required. Agent has a fee of 3k. Even though i have since purchased in Almeria i am still thinking about this as i always liked the area and proximity to beach and golf.
Hope you all are happy in Duquesa.
Best of Luck
Talisman.

Hi Talisman, I did hear in the local bar that you could purchase for 140 + agent fee of 6k but you had to have the mortgage they offered, I didn't take alot of notice as it was pub talk and you know how unrealiable that can be at times. But you have now confirmed that they are indeed selling at 140 that would make them an absolute bargain! I might buy another!!

I find this hard to believe as it would mean that anyone on the remaining blocks on Phase 1 would pull out and re-purchase. Admittedly, they wouldn't necessarily get the same apartment. Still in this 'credit crunch' environment, anything could happen.

i'm sorry, but think it might be a load of tosh. they will not be selling at that price, there is some mistake with figures here. i heard that a mortgage was being offered at that price but you had to make up the other percentage in cash. If they are selling at that price, then to be honest, anybody who can afford one should buy two and it p****** me off slightly the amount we paid.
As paul says, there must be hundreds of cancellations right now, as even the ones who would lose deposits could still end up better off. Who in their right mind, waiting for licences would honestly carry on buying one when they can cancel and re-buy thousands cheaper. It just doesnt make sense. i was also told by somebody last month on site being shown round that the asking prices were from 220
who knows whats really happening

Well, if it HAS dropped by 77,000 euros in the last week or so, then the financial world is definitely in meltdown. Let's hope not, eh? Even if it has though, I'd still rather my money was in property than the Halifax! Long term, it's got to be better. We'd just have to sit it out.......in the sun.....round the pool....with a cocktail or two. Such misery.

Interesting although conflicting developments in the price of the apartments. The bottom line though Talisman HAS been offered an apartment at €140,000 so it must apply to some apartments if not all.
The exchange rate is still a killer though.

Hi Again,
I am merely updating on information i have received.
The offer appears genuine in my opinion.
Below is some but not all of the details i received.
Further to my email of yesterday, I now have further information for you as promised.
MORTGAGE LENDING CRITERIA
EMPLOYED BASIS P.60 required plus last 3 payslips plus copy of passport.
SELF EMPLOYED letter from CHARTERED ACCOUNTANT confirming income plus last 3 months bank statements plus copy of passport.
AVAILABILITY
6 blocks ready for sale now! Some available with south, or south west orientation. Ground floor apartment terraces are 3 times larger than upper floors but all apartments are good size with terraces. As we have quite a few available, the best way to find what you want is to let me know what floor you would be interested in, what views you would like and what orientation you prefer and I will check which blocks have suitable apartments with availability as these are really selling fast.
Kindest regards.
If anyone wishes i can post or email the company phone number and contact details if required. I do not want to appear to be trying to sell this as i have no connection to the development or the agent marketing this offer. Total mortage package is 153k which is to cover I.V.A and closing costs. Obviously you do not have to avail of this mortgage if you can finance it yourself. I have received a list of available apartments with block number size etc. Approx 200 apartments are for sale in blocks 3,4,5,6,7,8,9,11,12,13, and 14 with availability on all floor levels.
Do people on this board feel this is a good opportunity?
I know i agreed to buy 4 years ago at 179k but with the market turmoil and oversupply i am more cautious now.
Hope the above clarifies my earlier post.
Best Wishes
Talisman
