We've just placed a deposit on an apartment in Arenal Duquesa and was wondering if the forum could give us some insight in to
the problems the development has experienced?
From what I understand the original developer was granted a 'building licence' for a hotel but built apartments instead? Not being able to get LFO's for the apartments the developer went bust and the development is now being run by another developer? LFO's have now been granted to some blocks with the rest to follow when the roads are completed? The apartment we are hoping to buy is in block four for which I have seen a 'parcial LFO' which covers block four.
Are there any ongoing problems I should be aware of?

Hi kevin can I ask you who you have purchased from as I have been dealing with investors provident on this development ,but as of yet I havent invested because you have to have whichever apartment the bank allocate to you, and as I wished to purchase this for my own use I wanted to be able to select a unit myself.
Did you have a choice and have you purchased on the 100% mortgage also have you visit the site.

Hi Steve,
We visited the development this weekend just gone and was shown around a couple of apartments. We could choose from those that were available. We were shown around by a guy called Steve from Manilva Leisure.
It's a stunning development and we are looking forward to spending time there. We know Duquesa quite well and have been looking for somewhere to buy for the last couple of years. Arenal is one of the best we've seen and great value for money.
I hope the development is now sorted and a community soon develops.

Thanks for that might contact manliva myself as the guys I am dealing with want a 7000 euros fee upfront and then you get a mortgage for £140,000 plus taxes etc and you dont no what unit you will be allocated, all top floor and ground floor they are selling are gone but they will guarantee a 1st or 2nd floor with a pool view which do you think would be the best

They still had a top floor. Not sure if it was in block 6 or 7. I too have been dealing with investors provident. This message was last edited by Kevin B on 10/16/2008.

Are the apartments spacious and is the motorway a problem from what I can see from photos dont no if this will put people off

I think all the apartments overlook the pools? As for the motorway, I'm guessing the development is about 500mtrs away. We listened whilst out on the balcony and could just about hear the traffic but as the development was empty there wasn't any other noise to mask it. When down by the pools we couldn't hear anything. Obviously there are roads which run around the outside of the development but these are empty at the moment so not sure how much noise there'll be when they start being used, not a lot I doubt.
I've read in a couple of the adverts for the development that it's only a two minute walk to the beaches and port, not quite true. We have a six year boy and at his slow amble it takes just under 10 minutes to get to the port. Perfect for walking off the food and booze consumed down there!!
The apartments are well laid out and the kitchen fixings and bathrooms seem very good quality. Marble floor throughout and marble worktop in the kitchen. The apartments aren't massive but well in proportion and similar in size to all the other two beds we've looked at.
Only down side I could find and it seems an obvious omission is - the bedroom which is next to the balcony only has a window looking out onto the balcony when it would be much nicer to have french doors leading onto the balcony. I'm sure it's an easy to do improvement and something I intent to persue should the sale go through.
