Hi,
I have received a complaint from people who rented my apartment about dogs barking late at night.. They said the dogs were left alone to bark for hours at a time and they will not come back.
Obviously this is a huge problem and costing us money. Does anyone know who owns the dogs and surely there must be rules about keeping dogs in a public area like this.

I own an apartment on the Thalassa development & my apartment faces the road that runs between our development & salinas.
Along that road, there is a gate about half way up the road & on our last couple of visits there have been very noisy dogs in the apartments just past the gates, just before the road divides by the piece of waste ground. I don't know your development so can't be more specific. They are a real nuisance & I would say that they are left alone for periods of time while their owners are away from the apartment.
I would suggest that you write to your administrators so that you have a formally registered complaint on this issue & ask that they investigate. In your original rules issued on completion, there was probably a section on dogs & if you as a community accepted those rules at your first community meeting then those rules would still apply.

Thanks, but the dogs aparently are being kept in one of the corner downstairs apartments according to another owner who contacted me. It seems its a concern for others as well.
I bought the apartment for rental and only use it occasionally myself so its difficult to try to resolve this when I am not there. Just trying to see if others have noticed it and what the position is with regard to the rules. I would have thought that if hanging towels on the balcony is controlled, which I agree with totally, then there may be rules around keeping pets.
What I am being told is that the dogs are left on their own when the owners head out for the night and they are free to bark as much as they like. I dont think thats what we want at our developments...

The dogs live in the downstairs apt. corner patio of the block opposite ours (we are in block 4) and they bark most of the day ( I can only vouch for part of October, all November & part of Dec.). The barking is triggered by cars, by people walking past their "house" and other noises. They are tall enough on hind legs to have their front legs and head over the fence to "see" who/what is going past. The barking appears to stop about 11-11:30pm either they are locked up or I fall asleep - not sure which. Around 8 am to 8:30am they are walked by one of the family (off lead) and do their last bit of business on the garden adjacent to theirs across the path between blocks. Hope this helps. regards, P&E

I am hoping this will be sorted by the summer as we did not pay to live somewhere where we have to clean our childrens shoes after they have been playing outside.I am sure other mother would agree we need a break too

There seems to be quite a few people annyoed about this. I have received a lot of Pms on the subject. I believe the problem is being caused by only one resident. Can I encourage you all to email your concerns to the management company whose email address is below. That way we should resolve the problem before we ruin what is a really lovelly place.

Hi there, we emailed Fran Gafforio at Communitas asking if they had been contacted by other residents about this issue just before Christmas but have heard nothing back as yet.. We have emailed again yesterday asking for an update on this issue.
We are going out again in a couple of weeks and will investigate further.

We have been at the apartment and its been bad. They are barking anytime anyone walks or drives close to their apartment. Even at kids playing near the pool. They are alone all day and most of the evening as the owners seem to live there and are out working. They really donr seem to care that their dogs are barking.
This is really spoling our community. At least for us. I hope we can do something about this.
Ill email Fran as well and would encourage others to do the same.
Woken by them twice last night.......

Had this reply from Fran Grafforio at Communitas re the barking dogs on the complex....... suggest that any that have experienced the dogs and have not yet complained do so?

Good afternoon
There is another property owner who have this week complained about the same problem.
There is nothing specified within the community's rules so my advice would be to contact the property owner directly. If this owner does not take action to avoid their dogs cause problems to other property owners, we will commence legal actions. Please let me know whose apartament (block 2.?.?) is the noise coming from so we call the owner inmediately.
We will also contact the City Council tomorrow just in case there were any environmental law all property owners need to abide by.

Just got back yesterday and have update re below......
Four complaints have so far been received.
The dogs are still barking, the apartment number is block 2 apartment number 01. The owners are full time resident and both work full time. The dogs are left from 08.30 until 2.00pm when the owners come in for Siesta (they are brought in then so that the owners can have a nap no doubt!) the owners then go back to work from 4.30 until approx 9.00pm.
The dogs bark at anything and everything that is in close proximity to their apartment, the gardeners, the cleaners, people walking round the complex etc etc.
I spoke to Fran on the phone outside the apartment so that he could "hear" the issue. He says that he has written to the town council re rules of keeping dogs etc on complexes and the issue of antisocial noise etc and is waiting a reply which I will post on receipt.
We do need to sort this out for the summer as I have feeling once the place starts to fill up, it may get a lot worse!
It is not that we do not like dogs we do and have them ourselves however the owners have failed to train these dogs adequately and I feel that they are going to have to be left inside when they are working so that they are not aggravated by outside noise?

Hi all,
I agree totally with Sue and Paul. At times last week we actually left the apartment and went for a drive it was so annoying. This will be a nightmare in the summer with kids near the pool.
These are big dogs as well. I would be worried that they would be a danger if left there alone like this with kids around.
I have a sound recording on my phone which I will try to post if we really all want to hear how bad it is.

Sorry to report we had friends staying in our apartment last week. They were really annoyed by the barking. It was a Spanish holiday and kids were running past the dogs and playing at the pool. They said they barked at anything that moved.
The dogs have a large wooden kennel on the patio and the owners have fenced the whole area off which I am fairly sure is against the rules of the complex.
These dogs were not there until around last October time so we dread the thought of what will happen in the summer time. Such a beautiful place and yet if tis goes on I think we will even be thinking of selling up, should that be possible.
Im going to email Fran to see if there have been any developments..

We went out week before last and spoke to Fran whilst standing outside the apartment with the barking dogs (lots of noise) and asked him for an update. He agrees that there is an issue and said that he had contacted the Police who "visited" the complex" to check up on the noise issue and that they did not experience any undue noise, however it was likely that they were up there in the midafternoon when the dogs are inside so that the owners can have their siesta.
He said that there was nothing specific in the rules about keeping dogs and it was not illegal to leave your dogs outside. That is why the patio is fenced as this is the couple that originallly put forward to fence their garden in to house the dogs but were rejected at the first AGM and the patio area was their alternative option.
I did ask Fran if it was possible to introduce a new rule at the next AGM to prevent dogs being left outside whilst the owners were not in residence, to prevent the noise issue and he seemed to think that may be an option, however we would have to proactively request this directly to him in time for this summer.
Alternatively visitors especially owners need to ring Fran or email with their concerns as much as possible otherwise we will find this to be a "manana" issue.
Fran did say that he was meeting with the President of the Community who actually lives two doors up from the dog owners and was going to ask him to speak with the Spanish residents, all i can say is watch this space.
I don't think Key Mare are too happy about the dogs either as they are trying to sell the ground apartment next door to the dogs and as soon as the shutters come up, the dogs go mad and the prospective buyers shake their heads, look over the hedge and make a quick exit...........
We are out again in two weeks and I will ring up again, but please if you are concerned either as an owner or renter you must speak yourselves with Fran at Communitas!

Hi Everybody - Just got back from a quick weekend and have some news on the dogs.
Apparently Fran (Communitas) and the President of the Community had a word with the owners (due to the immense amount of complaints received) and the owners now keep the dogs inside when they are not in residence (ie at work).
Noise was minimal last weekend and I honestly can say they were not a problem. Let us hope this continues.
