La Galera Park Apartments Phase 2 + 3

Just found this forum so i had to sign up.

Just been reading all your post re La Galera.

I have reason to belive there are approx 40 2 bed apts in phase 2 and 3 left and not sold, i am looking to purchase on the complex, and after reading all your posts this is pretty normal for spain.

I lived and worked in Estepona and have many close friends there since 2004 so i have seen all the happenings that have gone on etc.

My freinds live on a purpose built villa in Valle Romano so they have landed on a gold mine as they have been there since 2002 along with other families so they are looking to cash in very soon once the economy gets better !

La Galera is it a nice complex as i have only see photos ?

I am travelling over to Spain next week to take a look at the complex with the view to purchase all 40 apartments [if poss] and then really make the most of the weak econonmy and offer cheap holidays or maybe even time share, do you think this complex would live up to high end expectations ? or is it just like the rest of spain ?

Also i notice you guys having a good whinge abt rubbish etc this is just spain and thats how life is ! i have been used to that since 2004  ! but until the complex is full they never do anything about it as they dont have to and also when they know there are many british people on site then dont expect miracles as were always at the back of the queue !

Is there a comittee or anything for this site ? also does anyone have any idea of service charges ?

I also thought that the wealth tax was not applicable if you lived there even as a holiday home ? if you have a nie number there are ways around that !

You must either be crazy or just having a laugh,  you want to buy 40 apts in Phase 2 of La Galara park *LOL*

The apts are nice but are very small inside, they have a small pool and hardly any grounds around it for all the apts, PH1 of La Galera Park has still many townhouses to sell and there is no street lighting, lights work inside complex walkways though.

As for the rubbish, well take a look at the dumped builders left overs and other sh*te that has been dumped, 24 of the 27 shop units are available to rent as well...

If you have questions ask Liz on here, she is an owner in PH1... I live in complex behind, Costa Galera..

Why will your friends cash in by Valle Romano, do u expect prices to go through roof there *L* - residents around complex are being asked to pay 10 of 1000's towards new roads !!!  - u do know Spain is about to go into a recession and a million apts/houses are unsold...

La Galera Park Ph1 is very nice but needs more apts to be sold as gardens are overgrowing,  communial parts look real nice and pool areas look great...

Your comment about Spain being dirty is a joke, rubbish being left until complex is full, well i hope you buy them all and get PH2 and area outisde cleaned up...

Liz will advise you about a committee  from what i hear, Ph1 and Ph2 are seperate complexes and have a fence keeping them seperate..

Everyone pays wealth tax but it's suppose to be stopped at end of 2008...

Hi Ash, Rob's given you an accurate picture of La Galera Park. There are only two phases. Phase One is  a collection of 77 town houses, about half unsold. Community charge €137 a month which is a bit high, but there aren't many of us paying for everything communal at the moment and we want it to look nice as they are homes rather than holiday lets. Phase Two is a separate development of 30-plus apartments as described by Rob. Good luck with your adventurous plans.  Liz

137 Euros,  thats good, i pay 168 euros :-(

I had a walk around yours last time,  looking very nice...

The letting company looks to have shut up shop,  notice on there door saying, office temporary  closed, please call head office...

I don't think we will get a reply from Ash... 

Have you had your IBI local tax bills, i had 4 years worth come at once, they want nearly 3000 euros and 2008 charge  has shot up over 60%,  it's a joke...

Sorry for the late reply i been kinda busy ! tx for your valuable info its much appreciated.

Form what i have found out is that all the town houses have been sold and i have seen quite a few to rent ?

Im lookin to take on the development and get it finished and get it up and running but im working on a big finance package at the moment with the develper who i believe is no longer around and hence get the properties at the right money with a view to sell in 3 yrs time and make some money back.

I have heard so many mixed stories but i will be out there very soon to chk the whole site etc and look to make final plans in the new year !

If you read Liz's message you will see the HALF the town houses are not sold, i can confirm this, just go to development and you will see...

The apts are not even on the web for sale,  no show home, no sales office...

Good luck with buying them, im sure you will get them very cheap....

Hi Ash, the developer is Catala Mar in Barcelona with a subsidiary Catala Mar Dos in Malaga. Catala Mar also owns 70 per cent of Aiser Pasca in Barcelona (but the directors' names are all the same so it's the same company really). They also own names like Mozart Mar Beethoven Mar. They may have disappeared or they may just have shuffled sideways... You've been lucky to find them. For a while there was a sales office in Marbella called Peninsular (not the big property company Peninsular). This also had the same names on the masthead.

This is not the name i have may be the bank own them now ! Were looking as i say to package a deal and maybe take a few shops as well put a subway on there or a nice asian takeaway etc

Yes good luck Ash. Would you mind telling me the name you have (send a private message if you like)? It would be good to know who we have to go to for the odd snagging problem at the moment (before it's you!).  By the way the most common name at Catala Mar was a Senor Peres.  There's also a guy called Miguel Alonso who was their sales rep.  And Phase 1 was built by Dragados (very good) but I can't remember the name of the building firm doing Phase 2 the flats.

Re Community Charge. Sorree, got my electric bill muddled with the community charge. It's €171 a month! That should put your mind at rest Rob.
