The information regarding the one year in not correct as the event that starts the process, and is legally the contract for reference, is the first snagging list and the law applies that the terms are that all work has to be completed up to one year after your completion on the property, not 1 year after the property has finished being built.
Think about this logically you buy a property that has been empty and completed 3 years ago and therefore, under what you have been told, there would be no rights to have the property snagged or repaired, rubbish
The problem is that the original builder may no longer be oinsite or even working with RODA so there may be a cost getting them back for repairs and I have been onsite tiady and all resources seem to be working in Phase 4 villas
Also the 3 years applies to anything that makes the property non-habitable again legally based on the contracted completion date
