Community Fees

Hi to all on Arenal Golf. 

Can you please advise how much you are paying for your community fees.  I have an apartment on Arenal Duquesa and in my block of 24 units only 7 are occupied.   This is roughly the same for all the completed blocks.  Until now we have not paid any fees and we remain on builders supply water and electric and the IBI has not been finalised by the Town Hall.

I am assuming that your development is similar to ours so maybe the fees will be roughly the same.

We're still waiting to complete but I believe the community charges on our phase are in the region of €80 per month.In saying that the golf/moss course still has to be added to the charges which might take a few years to happen.I hope things are going well in Duquesa.

The community charge is based upon the square footage of your apartment , trastero and parking spaces, if you have them. Also the more communal areas such as gardens, pools etc on your phase then the greater the maintenance costs will be and that will also be reflected in the charge. I have sent you a more detailed PM.

Duquesa is still in different stages of completion.  On phase 1 certain blocks have been released for completion, but the ongoing saga of the 'Penoncilo' road is making completion for the remaining blocks unobtainable, as the road has now stopped due to lack of funds, we believe by the Town Hall, who will not release the licence for habitiation, it is a bit like the chicken and egg situation, what came first...  Phase two is probably going to be released before the rest of phase 1 and phase 4...construction continues.  Many people have dropped out of their contract to the lateness of the completion dates.  Most of us, the main concern is with what will happen with the up keep.  Phase 1 has 16 blocks of which only 6 have been issued with the licence.  Of the 6, each block has 24 apartments of which on average only 6-7 are  completed with residents.  Some of us are now coming round for the 1st year anniversary, and of course would like to know what our yearly financial planning is.  For example IBI, Tax, comminity charges, service charges etc.
