has anyone been blighted with this, or dampness in their property.

I know, once the Spring comes and of couse Summer it will eliviate but there is definetely some kind of rising dampness on the property that will sometime need to be addressed.

There is no airconditioning in the houses as opposed to the apartments, is there a problem with dampness in the apartments, also watch out for the radiators...they have been put behind the door in the bathrooms, at least in the rooms I have seen and can damage the door if it is opened against the radiator!

I wonder why Rudina started Mirador before finishing Balcones??

On Balcones ,the commerical area is not finised and won't be just yet and Phase 2 might not be built this year!

 

The electric cut out a few times when i was there but I was told by Rudina that this is being fixed this week.

 

Just outside Balcones is some wonderful rural land, I went for a run the other day, turned left at the bottom of the steep road that leads to Balcones and ran for about 15 minutes and then saw a pair of Eagles......fantastic!!

hi revenueman 

we had a  bad leak  in october during all that heavy rain.

as yet rudina are still unable to repaint the walls because the replastering still isn't dry!!

we will be over next week to check how things are going.

in which rooms have you noticed a problem in your property?

our roof terrace door was our problem

Hello there,

well the condensation  is affecting the plasterwork in the downstairs front room (overlooking the road not the pool)

it is also in the bedroom above and it is in the bathroom.

The plaster is crumbling and cracked and it is obvious there is water beneath.

I have been in another townhouse and theirs is the same (worse actually).

There doesn't appear to be any vents that I can see!

Hi Revenueman

I'm wondering whether ours is the 'other Townhouse' to which you refer.

We have just returned from a weeks skiing.

We have a substantial problem with damp which i put down to the following:-

On the outer face away from pool side the damp patches occur where the grills are fixed.

We have had water ingress through the door leading to the roof terrace, ours has been made worse because workers left the door open during a storm. This saturated the upper walls. Everything was then shut down for the winter and was unable to dry do to the damp dark cold conditions.

No sunlight or fresh air vents is definately a factor. Especially when the houses are shut down for long winter months.

At present Rudina are opening our shutters and windows daily to dry up and fix the problem.

We will be over again in Late May half term to assess the situation

Hiya Woody,

it might be yours, we took a look around the complex just before we left, not returning for a couple of months.

It does get really cold down there, much colder and damper than I imagined and this is made worse by the design factors we have described earlier.

I don't think RUDINA are doing the same for us (opening windows etc) but this is something I hope they address and pretty quick, cause once condensation has set in, as you probably know, it's a bug*** to get out, ours only saving grace is the heat of summer will eliviate.

BTW, the skiing resort at SN is brilliant and Costa Tropica is very good too, makes it all worth while!

i agree. It's much nicer to talk of the positives such as the Skiing and the Coast. We had a great time skiing, 3 days of calm clear blue skies and great snow. The day after we soaked up the rays at beach restaurant in Salobrena. Not bad for February!

The views from balcones of the sierra Arana continue to inspire.

Sometimes you could almost forget about the build quality.

On a positive note, I understand it has been the coldest and worst winter in Spain for 50 years and the indoor conditions should not be expected to be the same as this winter during normal winters in Spain.

It will be interesting to note the conditions next winter!

I now realise that the room heaters would have been designed for normal winters in Spain so should cope with those temperatures. I still prefer our newly installed air conditioning though as it will be cheater to run and will maintain room temperatures to those required no matter whether the temperature outside is cold or hot.

During our visit from 12th to 18th February we had family with their friends from the Velez Malaga area, nearer the coast and they commented that the quality of our property was very good comparing with other developers that they know of.

We had a good time duing our visit and are getting to know Granada region. I did speak to Pepe and he did explain that some patience would be required because of the Bank crisis and that he was concentrating his resources on the Commecial Centre at present but would be moving back to work on Mirador in the near future. I do suggest that Mirador investors speak direct to Rudina reps rather than reading postings that may not be entirly correct and that includes our posting as we do not wish to give out wrong messages.

I believe that Rudina have been unlucky with the Bank crisis and worst winter for 50 years at a key stage of their project, but will get through these problems!
