I have been to San Juan today and Peinsa have put a big sign on the door to say the offices are now closed and that any enquiries should be directed to Antonio or Patricia which is worrying. Whilst there an agent appeared with a client and was wondering what was going on. They haven't even told the agents selling these properties they have closed the office.
I have also been talking to someone who lives and works in San Juan in the industry and informs me of the possible reasons for the delay, I was told the following:
Peinsa and the golf developer adjacent, apparently originally ageed to finance the new independant electric power station needed for both these developements, this was part of the original agreement with Pulpi Town Hall and the permissions were based on this. It would now appear that more houses have been built than was originally planned (I assume this is with the agreement of Pulpi) and the original power supply planned is not big enough for both developements, houses and golf. The cost of providing electric has been estimated to be around 1 million euro's and that is were the problem lies, apparantly no agreements can be made as to who will pay for what, stale mate...
This will not big a quick fix and no habitation licenses are being issued until services to homes are independent of the builder and who knows how long that will take.
It would also appear that the Dutch people are now buying these properties unaware of the current problems and without Bank Guarantees! not a bad business plan if you can get away with it.
One agent I was talking to today said they were not selling anything on here now due to the current problems and time scales.
If you can wait a couple of years until it sorts its self out you will be OK but who want's to wait that long?
The road being built to Pulpi has come to a practical stand still as Pulpi appear to have run out of money for this year, there were a few workmen on the road site but not much going on.
If you want to know what is really going on I would suggest you speak to the council in Pulpi but this is what I have heard from a very good source. The agents and solicitors will only tell you what they want you to hear.
