Buying an Apartment

Hi Byro,

I couldn't send you a PM as that facility is not activated yet for us yet but I will do later once I do get activated. 

In the meantime though, we have a top floor two bed / 2 bath apt for sale, which is just newly furnished.  It is one of the larger apt's on the complex (90 sq m ) and situated in the 'Masters' building overlooking the pool and close to the commercial centre, tennis, bowls, etc.  Nice views also over the golf course & surrounding areas.

Hi Byro,

I was at United Golf last week snagging a property for clients and was amazed at the number of properties for sale.

I  contacted a friend of mine who works for one of the big "property inspection" agents and she said that most of the apartments were sold to investors and consequently there are very few people who actually live there full time. Many of the people that purchased did so in the boom, however the developer has cut prices dramatically recently, so you may be in the situation that a new, key ready is cheaper than a resale.

I personally like the development and have in general found the build quality to be above average, with some nice touches like the central vac system. However the development lacks charecter due to there being no people about.

The advice I would tender is to go for the  three bed apartments. They have 3 double bedrooms, a much bigger kitchen and 2 good sized bathrooms. The stand alone blocks near the La Tercia road have the best views but are a walk to the shops/bars etc.

Being one of those apparently rare items on UGR La Tercia - an owner, I am somewhat amazed at some of your posting.

Just to let you and EOS readers know and keep you up to date we have a very thriving owners community on Phase 1 and its great.  We have social events and meet ups and if anyone wants more information then please do pm me.

Also Steve if you have more information on what the developer has cut prices to I would be obliged if you could let me know.

Unfortunately Syeve has a new inspection business and he is hunting around the forum looking at ways to promote his business and good luck to him, even if the last posting is old

As one of the first organisation in Spain providing inspection services we try very hard to ensure that we provide acurate timely information and stick to snagging. Things like airport collections and paid tours are ilegal in Spain  as you cannot get insurance so people using these services are at risk as they are not insured

Just for the record it is known that I have checked a LARGE NUMBER, ceratinly more than 50 properties of all styles including Villa and apartments, on this site and there are a large and increasing number or people  now living onsite, with a social event happening over Easter with more than 200 owners present

There is a strong community spirit and events including the next big get together in September

I am onsite every week and I can see the growing community and a high percentage of owners are holiday makers with M2o and M22 being launched soon and this builder is one of the few actually completing a development

Contruary to comments on price reductions the prices for the villas have actually increased and you would do better actually speaking to some owners rather than property agents  

Been in the office a lot and I cannot see any heavily discounted key ready properties around so if you contribute please make helpfull informed comments, perhap mention the finished facilities, shop bars clubhouse etc,
