I would just like to add to this about sands beach villas

I have just purchased a villa here and i have been looking around for 2 years.This resort is lovely and you can have more than the 3 weeks a year if you require.Then rental percentage is worked out for you if you require more weeks than the 3 however how many of us would want to go there more than 3 weeks a year unless your retired.

The villas are refurbished to an extremley high standard and this is done when u make the purchase not when all the villas are sold. All the people i have spoken to and emailed at sands beach have been excellent. As long as you rent your villa to sands beach resort for minimum 6 months of the year you are not charged the maintance fee.I would agree that around 250 euros a month is a lot however my friends pays more for his caravan in dover !!!! plus he dont own the freehold !!

As far as i know if you book say 6 weeks during the year you can rent those 6 weeks to family and friends at the cost you wish.As long as sands beach are aware that those weeks are not available for them to rent out its not a problem.

Sorry, you've made a big mistake here! Absolutely, the properties and the complex  are very impressive. BUT, speak to virtually any of the Lanzarote estate agents and they will tell you that the operation is VERY suspect!  Most won't sell the SBV properties (which is why they have their own estate agency, Corona Estates). Google Lanzarote Beach Club, or go onto the LBC Owners Association website to find out about the ongoing court case in Madrid and how thousands of former members feel they were duped out of their timeshares.

I wont continue this conversation here but if anyone wants to contact me to have a discussion on this subject please do.

I feel very sorry for those people who invested in lanzarote beach but it was a timeshare,,this is now completley different,,they never owned the freeholds or in fact no part of the complex. There are very good reason they have an in house agents and other agents cant get into the complex..however once a person who owns their villa ( freehold ) wants to sell they may use any agent they so wish ( in the contract )

This is a different situation from the awful scandel that was Lanzarote beach.

Why I havent learnt from past experiance well for those thining of buying at sands..................

Stupiedly I PURCHASED A PLAZA !! Crona Estates, they said the maintenance would rise accordingly in line with banking,it was documented and I was assured that this opperation had no connections to the IVC thiefs. The apartments were refurbished, new furniture, new wood floors instead of those tiles, totally suckered in!!

 I now rent my apartment with these guys they deduct maintenance which is increasing every annum, spanish law is not as clear as UK law!! the contact is invalid, they cant even help, I cant believe how stupied I have been and am trying to sell and cut my losses.  Im lucky and can start again, but for others who are giving up their life savings, please dont!!!

When did you purchase your property?  My husband and I purchased in May 2006 and, so far, everything is OK.  SBV simply put money into our account every month (8% of purchase price etc).  When do they start deducting maintenance charges from the rent?  The Contract was checked by my solicitor and I wasn't made aware that any deductions would be made.  Can you please reply.

As advised by a UK a lawyer, I Have decided to sell my plaza villa, Understanding that the maintenance charges are totally  controlled of the current agents and an open contract allowing them to increase at what ever and whenever and are outside spainish law. Your contract may differ from mine, but I suggest you check yours.
