Hi all,

Well it's happened,  we've finally received a letter this afternoon via registered mail advising us of our completion date, Monday 24th August. I Just thought it seemed all very quick as that's less than five weeks notice and PW customer services department were adamant over the phone that they would give us at least six weeks and possibly eight weeks notice of completion.

What period of notice has anyone else out there received..??

Luckily, having been out there a couple of weeks back and having signed over POA to our solicitor, we won't have to make arrangements to go back again for completion. Looks like that POA was 95- Euros well spent when compared to what costs would have been for flights, accomodation and a hire car in August.

So, after what has felt like a long wait, we're finally about to take delivery ofour own little escape in the sun... It just doesn't seem real..!!  Block 7 here we come..!!

Cheers all.

Julian & Julie

Hi Julian,

I think we got about two months notice, but there is a min notice period in your contract can't remember the exact period and don't have the contract to hand.  If you wished to gain yourselves some more time you could insist the the COA is ready before completion,  PW like to complete as early as possible, which usually means before all the paper work is complete, a lot of people have completed without COA and there is little risk and it may give you a few more weeks if you need them.  But then as you are completing by POA your solicitor may holdout for the COA.  One point about POA, as you will not be there in person I would recommend that you get a snagging company to inspect your apartment,  even if there are only minor problems such as the bad paint work and grouting that most have had as least the snagging company can get these sorted before you start furnishing.

But the main thing is your apartment is ready .     See you in the clover bar sometime

Phil

Hi Phil

We got to know in middle of June, PW wanted us to complete 25th August but told PW that we couldn't due to commitments, so have arranged to go over week commencing 5th Sept and staying on condado. Getting NIE & doing the snagging on on Mon 7th and providing the habitation certificate is ready we will complete on Tues 8th leaving the rest of the week to shop around. If habitation cert is not ready PW will pay for the POA so we don't have to return until keys are ready to hand over.

Hi Phil,

Yes, PW were trying to rush it through. I spoke with my solicitor who has advised them that completion cannot / will not take place on the 24th August. The solicitor thinks that the Habitation Certificates will take at least another 2-3 weeks to be issued before they can even make the searches with the town hall.

On top of this of course there the August factor to be taken into account too whereby most offices work reduced hours so I'm thinking it'll be more like mid-September at the earliest before anything happens.

Cheers, Julian

Hi Julian,

We used a Spanish solicitor for our completion, giving them POA.

If you are taking a mortgage then I am certain they will not allow completion until the Habitation Certificate is issued.

When we completed I think most completions were 2-3 weeks late, unless you were happy to complete without the certificate, which  a few did without any problems at all.

Phil...  I'm quite happy for it to take as long as it takes, I'm not in any rush so I'll just let the solicitor get on with it as and when they're happy.

Thats the best way, but most people, us included, just couldn't wait to complete.

We were over 2 weeks ago and La Isla looked fantastic I hope you are as happy with your purchase as we are with our Jardin apartment.

Good luck and hopefully see you in the Clover bar.

Hi All

I got to know my completion date yesterday ..... 28th August .... but as someone else said im working on the manyana principle and aiming for mid sept. When I spoke to Santi at PW yesterday she said that they had been promised habitation certs for 2 weeks time ... hmmm we will see but as i am having to organise a small mortgage now ( damned exchange rate) it will happen when it happens.

really excited about it all though as well as completly daunted as to where to start with furnishing etc ... any advise would be greatly appreciated

Ann

Hi,

Agree with your sentiments about habitation cert., they got mine wrong by two and a half months!

If you send me your email address I will send some info on furnishing if you wish?

You were lucky with 5 weeks we had 6 days - we were within 1 hour of packing to go to the airport for a progress visit to La Isla CA and we had the call to say when were we planning to come out - we said now! and they arranged everything to coincide with our visit with the last meting with the notiary on the day we left.  Luckily we had a late flight back.  On the positive side everything went to plan and we got the keys at the notiary's office.

I cannot begin to tell you how lucky we felt to have an apartment on the Island there has been a lot of bad press and comments regarding PW but we found them to be so helpful.

Where are you on the Island? we are in block 5 top floor.

We wish we a stress free completion.

We're in Block 7 on the first floor, one in from the right hand side of the block as you look at it so we're looking in on CDA and were originally supposed to be able to see the Oasis Town Centre too but that looks more like a mirage now...

Never mind, I'm sure we'll make do..!!

Mark,

PW told my solicitor on Thursday that they were 'hoping' to have the HC's in the next 2-3 weeks.

Hi All

We are in block 8 top floor.  We have received verbal notification that our completion date is 13th August.  Our solictor told us to to hold out on booking flights until the habitation cert was received - but work commitments meant that this was the best time for us to schedule a visit and arrange a POA if the date was moved.  Anyhow, as Santi promised our habitation certificate was issued at the end of last week - with any hope we will complete on 13th.

We are visiting 9th - 16th August, please let us know if any of you are also out there  - would be great to meet up with some neighbours to get the party started.

Tom and Deborah
