Hi,
I visited the site yesterday and had a real shock. We are buying a magnolia on phase 2 and found that the area had not been fully sold and that Calidona had shelved 'temporarily' part of the building plans for that area. So, there is a fenced off section, extremely close to the houses being built which is not being developed.
My concern is that there has been no mention of this in any conversations I have had before being able to enter the site itself so I was not aware. This is extremely worrying in that I understand that the plans for developing that pocket of land could be re-introduced or revised at a later date.
We purchased under the clear impression that each phase would be self-contained so that once in you would not suffer the immediate issues of living on a building site. I do fully understand that there will still be lots of work on the complex for phase 3 and 4 in the future but to have the prospect of work assuming in the immediate area literally yards away from completed houses is a real worry either for the impact on rental incomes or for anyone living there. The noise, dust and mess and flow of construction vehicles for a number of months doesn't bear thinking about!!
Has anybody else become aware of this and sought the view of Calidona as we only picked this up when driving around and comparing to the original site drawings so had little chance to discuss in detail at customer services.

to be honest I'm not sure but looking at the overall site it's certainly in the South to the left of the lakes so assume it's the South Island. The area I'm referring to is where the area narrows, the wider part is being developed but stops roughly by the inward curve. If you look at the map hopefully you'll identify where I mean.

Thanks for your response. I think we are talking about the same area. It is the area closest to the old offices on the left side. The road splits this island with apartments on the left of the road (with front line villas in front of them) and the magnolias on the right side of the road, as if driving from the old office block.
When we visited at beginning of July we were shown round this area and it all looked like it was being developed. Carmen drove us around this area and she didn't mention any of what you have mentioned, but this may not be surprising. Who at Calidona gave you this information and did they mention which phase wasn't sold (was it part of phase 2).
We are in villa 7B01 (in the middle) - are you close to that ?

We're two doors away from you!! We were taken around by Pablo and likewise nothing was mentioned.
The area concerned is the strip of land immediately adjacent to us. The semi circle of 7 magnolias right behind your property are constructed but where the area narrows slightly has been left levelled but barren.
After discovering the lack of activity we called back but unfortnately Pablo was with another client so wse could only establish very briefly that not all plots had been sold so a decision had been taken not to build at this point in time. It sounds like they could decide later on to re-open the site and build possibly to a different confifguration as one of the properties not yet built seems exceptionally close to our plot.
The ideal would be that they landscape the area and abandon any ideas to build later on but as they can fit c20 properties in that space I'll see it to believe it and once the property market recovers sufficiently we'll see vthe return of the cranes, dumper trucks etc.

So you must be either 9B03 or 5C04 (assuming you have same plan as ours). You mention the semi circle of 7 villas behind ours, on my map there are 8 villas in this semi-circle - I think we are talking the same semi-circle. Is this semi-circle being finished ?
I assume the area not being developed is the plot containing 18 villas at the pointy end of the island. I assume not all of the villas haven't been sold, in which case what happens to the owners of the ones that have sold. I vaugely remember a previous EOS post somewhere where a Magnolia owner was asked by Calidona if they wanted to swap for another villa. This may be related.
What kind of state are the villas at the moment - painted, windows, interiors complete ?

There was a case recently where Calidona handed back money to 4 people in Britain and Ireland but I understand that they did not necessarily follow the correct proceedures - perhaps this refers to this situation.

yes, we're on 9B03. You're right, the semi circle I was referring to has 8 properties and this part of the development is being developed. I think this semi circle might shield you slightly if they start to develop the rest of the area later but it will still be pretty unpleasant and noisy.
I also seem to recall rumours of purchasers being offered altenative plots and suspect that this was aiming to group everyone together so that this 2 phased approach could be considered.
In general the area itself looks near completion although from H&S considerations you can only view from the roads so it is difficult to see our properties.

I have a brief update on Calidona's intentions for the undeveloped plot of land on the South Island. As they had not sold all the plots a commercial decision was taken not to buildall of the planned plots in phase 2. Once the markets pick up then they will build on that land, which is uncomfortably close to the plots near to completion. Meanwhile they do intend to landscape and not leave it as a fenced scrubland area which is something I suppose. However, at some point those of us Magnolia owners on this part of the development will need to brace ourselves and our prospective renters for a few months of noise and dust whilst the remaining land is completed.
