Completion

Hi All

I know there was thread on site somewere asking for breakdown on completion costs. we have just now received breakdown from our solicitors, of costs as follows,Mortgage protection 900e, stamp duty 1.760e, Notarys fees 1,000e, Land registry 600e, solicitors fees 2,000e total, don't know any of the other fees yet, ie electric, water, phone, community, hope this helps, we are completing on the 21st August, anyone else in block 6, going out on the 16th Sept for 3 days, to tie up lose ends, and find keyholder, see you there I hope.

We completed last week (Block 6 060c) it all went quite smoothly, we stayed at the Hotel Cumbre in Port Mazarron for 3 nights while we collected NIE numbers and signed paperwork in the Notary's office.

We used the Bank of Valencia for the mortgage and the handling of the additional balance and they gave us this break down, they said that this was overestimated.

SET UP FEE: 1.066,66 Euros (only once)

NOTARY: (Sale commission + Subrogation) 600,00 Euros

REGISTRATION: 500,00 Euros

ADMIN. PURCHASE: 500,00 Euros

INSURANCES: 1.000,00 Euros

HOUSE SELLING STATAL TAX: 1.777,78 Euros (Payed by law)

We used a solicitor who provided us with a translation service at the Notary which was very useful.

The place is looking great and we can't wait to get back out there to furnish.

We are in 061A, so hope to see you some time, our solicitor is doing contracts for us, have you been able to find key holder yet, or are you not going to bother, was the water and electric, done when you signed, or will we be on builders for time being do you know, can't wait to get out and start furnishing, and finally looking at view.

The water was on but no electric in fact there were just wires coming out of the ceiling, we filled in forms at the Notary with the Polaris representive giving them authorisation to setup the utilities on our behalf.

We didn't have much time to socialise but did have a few drinks in the Clover, in fact we didn't even go to the site office to ask the questions we wanted to ask such as where are the post boxes as we couldn't find them, and also about Air Conditioning as on the specification document it said that air conditionaing was included, there were blanking plates on the wall but that was all.

We haven't found a key holder yet but will start looking, we also used Snagit Murcia for our snagging and found them very helpful, however the property is in very good condition.

The post boxes are normally all in one place near entrance, the air con means that they have put in plumbing and wiring for air con, but you have to fit units yourselves, I went with Gary from polar air, but he seems to have gone back to the UK, so am working with Apollo air who seem to have taken over garys work, check them out as they seem good,

if water is on it's good chance electric is also on, but will need to check when over as, you found out only wires sticking out of celling have also gone with snaggit, seem like good choice.
