Rental Potential

Hi all,

It will be 1 year in October since we signed for our Property at Balcones and have advertised the property for renting. We have concluded that trying to rent property in Iznalloz is somewhat more difficult than properties on the Costa's etc. so we require to find better ways of encouraging UK tourists etc to visit the area.

We are interested to know if anyone had idea's to improve the rental potential of Balcones? I note that the Commercial Centre is some way from completion and the Urbanization has now got a small poolside bar thanks to Phil & Cath where holiday makers can gather and meet other holiday makers.

We note that mountain biking is one local attraction and there are hire companies in or about Granada. We are not aware of anyone hiring bikes in Iznalloz and consider it could be one area that a number of owners could invest in, for promotion, as a feature of a holiday at Balcones. A number of mountain bikes could be purchased and managed by local community officials for a fee, investors should then have use of bikes for themselves and immediate family at no cost subject to appropriate user rules etc. I am sure there are some interesting country roads for biking?

Any other idea's welcome?

I would suggest that you need to promote Granada, Granada, Granada.

Apart from this, price is everything. Just drop your price, and pass on the reduction to your key holder. After all, they too need income.

The biggest thing that will promote the site is the community centre, with a few facilities, and then hopefully others looking to buy may find it of interest; also some street lighting may be useful.

Possible if the community centre was`nt so big they might of had the money to finish it.

Regarding bikes I do not agree, obviously the money would have to come from the community fees, which I believe are already short, who would manage them, and what happens in peak time when you wish to use a bike and there is not enough.

If you are trying to offer this service is it not worth buying your own and keeping them in your store for visitors renting your own property.

As previously mentioned by a few people, the site is finished very nicely and the area is an absolute chill, I visited Horacios nearly every night but a bit of tapas on site would certainly help.

I am still not happy sending visitors there who I do not know.

I agree with Chris on this one. The site needs to be finished properly before we can confidently advertise to non friends for rentals.

With regard to Mountain bikes, this is a very specialised hoby and people who embark on this type of holiday have very expensive bikes which they would normally bring with them. A day in the mountains can easily result in a couple of hours repair work (not to mention the costs of the components).  There is no harm advertising the area as a compatible MB area but i would leave it at that. Maybe we could get some info on local trails to support the idea.

With that in mind i would imagine the area would suit Road cyclists, Walkers, shooting, fishing, horse riding, Golf, Skiing and water sports as well as general tourism and relaxation.

Sounds good doesn't it.

Also, don't forget to mention to friends that if they want to travel in larger groups that additional properties can be hired of fellow owners. We are up for that!
