There was a management meeting Tuesday 26th Jan, attending were AEA, Gerrardo our Presidente and 3 owners including myself. These are the issues we discussed
1. Maintenance Company, quotes being sought for maintenance contract to replace Incoplan.
2. Painting repairs - Gerrardo is requesting from Incoplan a plan for when they will honour their promise to make good all the paintwork needing to be done. He will report at AGM.
3. Banks - 2 banks who own most of the empty units are now paying their community fees . RyF only own approx 50 units and for most of these are involved in contract dispute withn the propspective owners.
4. Ryf not paying community fees for these but are paying gardenning for phase 3.
5. Community books show at this moment we have a surplus of €43,000 , that assumes all debts paid!!
6. Road Repairs. Incoplan are under some financial pressure are now just existing in Madrid. They have said they have finished the repairs , however the road needs re tarmaccing and the temp road needs to be made good. AEA are writing to RyF to request /demand work is finished as promised.
7. Garden Maintenance...4/5 companies are tendering for the contract
8. Timer to repair- the time to complete maintenace tasks should be improved when AEA are managing company directly.
9. Painting Fund ...AEA ill present proposals for a painting fund at the AGM. One idea is to reduce the vigilante over the winter period.
