Just a note to let everyone know our new Administrators have started to take the community fees.

Well they have taken ours  today anyway.

Hi Phil,

The schedule of fees will be the same as last year, but hopefully this year they will be taken correctly and on time.

So Quartery fees, taken March, June, September and December.

The fees are likely to change in May once the new budget has been drawn up and ratified at the May AGM.

Mileniun as supposed to be collecting these ASAP, certainly before May.

We are waiting for the official minutes of the last meeting to be prepared, then details will be posted on the community website.

If for any reason, you are behind of have not set up payments of the community fees, please contact the administrators on admin@cdagr.eu or by calling 0034 965 32 03 44  (Victor), to arrange payment.
 
A bank form can be found in the documents section of the community website ( www.cdagr.eu ).

What methods will be used to inform owners who do not use any forums or have not provided email addresses that they owe community charges?. I know this was a thread previously and I dont want to stir up bad feelings, but when you buy on a resort in Spain you know there are community charges. I also know that RPM were incredibly lax and didn't follow up when everyone gave them their details. But, I also know that there are owners who have been flying below the radar for reasons best known to themselves. I know names can be published etc but before it gets to that point how will all the owners be reached to advise them how to pay their community charge.

I think everyone knows I dont agree that people shouldnt pay their CC just because they dont agree the level they have been set at or because they have a gripe with PW- but how are those arguments going t be dealt with. My opinion, for what its worth, is that you know there are charges and if we dont pay the services will fail so we have a duty to pay even whilst we as individuals petition for lower fees. So I'd like to know exactly how every owner will be reached- only when fees are paid can we expect to see improvements and reduction in debt.

Tony,

This has all been discussed and is all in hand.   All owners that are in arrears will be contacted either by email, telephone or post and payment requested.  The majority of outstanding debts are due to the poor performance of the previous administration in not chasing up incorrect bank or contact details.  Any persistant offenders will be persued through the correct legal process.

Thanks for that information Phil. I know that the problem generally lay with RPM and that many people had tried to give their information to RPM for collection of their due fee's and RPM made little or no attempt to feed them into the system. But reading between the lines of what you have written I now assume that the new property management company have been more successful in getting  all owner's details from PW. This should speed up the process of contacting people who 'dont know' how to pay fee's or have avoided doing so, and I wish them luck.

We have just paid 205.55 on our Penthouse - before it was 206.11 - does anyone have a schedule of how much I should be paying a month / quarter on this property

Everytime I have paid  - its been a different amount  - not sure any more what it SHOULD be on a monthly basis !!

Ours just came out this morning.  E213 for a 2 bed Jardine 5.

Hopefully with more properties occupied, and with more efficient collection, this downward trend will continue to the "approximately E150 per quarter" promised in the sales pitch.

Hi J&P,

Neither of these will make any difference. 

The owners of the "Unsold" properties be that Polaris or the banks still pay community fees.  The community fees are based on the total number of properties in the resort, so the fees will only reduce if -

1. More properties are built.  or

2. The overall budget is reduced by cutting expenditure.

The inclusion of the La Isla will have an effect, hopefully in the right direction, and Mileniun have already managed to negotiate reduced costs with some of the service providers.  We are waiting for the final accounts for 2009 to be prepared, but due to the way they were handed over to the new administrators this is taking slightly longer than hoped.  All should be clear within the next few weeks.

Do you know if there is a given date of the month that the community fees should be collected, or is just anytime in the month, as we haven't had anything collected as yet for Penthouse Block 10.

Hi,

We have a 2 bed apartment in Jardin 13 but our fees were €243 this time, €244 the last time. How come we are paying more than others? Can they not have a set rate for each type of apartment as I see from this thread that another 2 bed apartment owner got charged €30 less than us this quarter. Fees were taken out on the 19th March.

Fees per type of apartment are not how the system was set up the architech calculated each apartments share (its complicated) but the bottom line is most 2 beds in same garden are charged the same (but not all) and every garden has a different cost

depends on how many in Jardin etc.

Paula & Graham here from Block 10 met you last year.  We have paid all our fees on Block 10 they have been coming out every 3 months, next one was due in March but not sure if this has been taken as yet.

 

But payable before in March June Sept and Dec

Hi Graham & Paula,

Yes we have also paid our fees, Simon was trying to be very subtle with his dig, but what Simon was trying to say was that why are the fees not being paid on the same date/day every 3 months, then we would all know when the fees are due, we wouldn't have to second guess what has been taken from our bank accounts and numerous questions about fees would end.  Hopefully these new administrator will get their act in gear and sort this fee fiasco out.

Are you out at Easter?  We arrive Sunday 4th to Wed 14th, hopefully see you both then.
