I spoke to Customer service yesterday and was told my apartment on phase 1 would be ready end of March or end of April . Having spoken to my Lawyer she says that after waiting fot the Habitation Licence we probably won`t complete before the summer.

any one heard different?

Hi, as usual not heard a thing from Polaris but they'll be all over us like a rash when they want the final payment.

Sent an email yesterday afternoon to Customer Service and got an automated response asking for a mobile number for them to copntact me.  Responded and got a call from Polaris within 2 hours!!

Couldn't get a Phase 1 completion date out of them.  Story is that most of the Phase 1 construction work has been completed and work is now in the surrounding areas making it habitable.  Meanwhile they (PW) are waiting for the various licences from Mucia City.  Reckon that these should not be a problem as Murcia generally responds quicker than Torre Pacheco has done in the past. 

When pressed on completion before or after Easter, no answer was forthcoming.  Although caller was very chatty, he was probably working from a prepared set of Q&As.  Think they have had their fingers burnt in giving out completion dates in the past which have not been met.

When asked about the missing apartments, got the same story that has already been reported elsewhere and that agreement has been reached with the electricity authorities for the rerouting of the offending power lines.  This has set completion back by 12 months but he infered that they should be ready later this year

Went into the history of non reponses from PW in the past and was told that they have tightened up on procedures now and they try to return all calls within 24 hours.  Caller even had a record of who I spoke to on my November visit.

Although not condoning the lack of communication in the past, it does now look as if they are trying to mend fences when contacted.

I also sent an email asking for an updated completion date & received a phone call. I was told April/May for Phase 1 plus another month for snagging / paperwork etc.,, they would not put anything in writing for obvious reasons.

I think we are getting closer though.

Dont forget the several months of waiting for utilities connections after completion date....general feeling at La Torre is that you should plan for about 3 months after completion date to first use your property. These utility connections are the biggest delaying issues you face after completion date, which is really a legal signing, and the easy bit.

You need to remember that within the 30 working days after completion date, within which you have your initial snag list corrected (hopefully, although some at LT have been waiting 3 months) you are liable to have no electricty or gas and if that is the case then PW can not commision the a/c or the bolier until all services are connected. You are not allowed to put anything into your propery until this snagging has been completed. Unfortunately because you don't know when and which utilities will be connected you can not give any firm dates for any deliveries of furniture, light fitting suppliers (because yremember ou only get wires hanging out of walls and ceilings...no fittings at handover),bed suppliers etc.,etc...it just goes on and on.

 The completion date is just a first step on a long journey to final use. So be prepared for the reality....but on a positive note...it is really worth the pain and anguish!.

seedy72.....Yes I thought I would add that paragraph as it really is great when you finally get it sorted and move in. ... but people also need to realise the reality of what actually will happen in the period after the legal 'completion' signing.

Things happen very differently and at a different pace in Spain.

We have finally been given a completion date by PW which is early November and I posted some questions about procedures on completion on another forum.

Having received a response to my post, I thought I would also post it here as this was the first PW forum I found and hope folks will find it helpful.

Although I knew the answers to some of the questions, it was frustrating trying to sift through reams of previous posts to extract relevant information.

My thanks to Andy Davis from QPM for answering my questions and who I have contracted to do my snagging.

What actually happens on the completion date?
The completion date is that date that you will need to go to the Office of the Notary. Your fiscal representative (lawyer), bank representatives (if you have taken out a Spanish mortgage) and a Polaris World Representative will all be present. The Notary will go through the purchase contract (in Spanish). The funds will be exchanged and the completion of the purchase takes place. Once this has been completed you become the legal owner of the property and the keys will be handed over to you.

How long do we need to be there on a first visit?
This all depends on how many completions the Notary is executing on the day. From personal experience, we have had to wait many hours for all the various parties to actually come together on the day. If you don’t have a Spanish mortgage, this will probably shorten the length of time required to be at the Office of the Notary. I would always recommend that you take a packed lunch with you, particularly if your appointment is mid to late morning – it can be a long day!

When do we get access to our property?

The first time you will get access to your property is at the first snag (with Polaris, this is typically the first working day before completion), so in your case it should 12.11.07

Can we get in before the official date to pre-snag?
As per above, typically the day before legal completion takes place.

Is the date I have been given a completion date or a first inspection date?
If the date you have been given is by your solicitor, this is more than likely the completion date. Your solicitor will need to get a 'snagging' appointment (date and time) from Polaris.

Is it best to snag yourself or use a professional organisation?
This is entirely up to you but if you do it yourself, then you will need to be available for further snagging appointments. Unless you are staying is Spain for the 30 working days between first snag and last (this is how long Polaris has to remedy all items identified at the first snag), then this may prove to be difficult.

Is it best to leave PW to get utilities connected or arrange it yourself?
Polaris doesn’t arrange the connections. All they do is to provide the utility companies with details of properties that have completed. If you have somebody on the ground that can actively follow up with the utility companies, then you have a better chance of having them connected quickly. There are certain companies who specialise in this service or if you appoint a property manager, they may do this on a reasonable endeavours basis. We have had success with several clients but cannot guarantee swifter connection.

When are monies handed over?
Funds are handed over at the legal completion stage of the process (i.e. when you go to the Notary) in your case 13.11.07.

Do you have to wait for snagging to be completed before starting to furnish?
You don’t have to wait for the snagging to be finished but of course Polaris will still be holding a key until such time as all the snagging is completed. There are two possible issues here, firstly personal possessions may get damaged whilst any remedial works are being carried out but more seriously, there could be a security issue.

Can you get site access as and when required once you are the legal owner?
Once legal completion has taken place, you will be able to access your property at any time.

Glad you found the post of interest.

Solicitor told me PW were trying to get in touch with completion date from 10th Oct..  When they finally rang and spoke to Helen, they offered from 22nd Oct.

We are not available 'til early Nov so have arranged to complete on 13th Nov.  (13 is only unlucky in  English speaking world!!). 

Apparently there are quite a few completions now scheduled for October so hope PW have learnt from the LT snagging experiences and have sorted things out!

Good luck and see you in the clubhouse for that cerveza or two some day.

Hi Guys

We are buying on Phase 1 and were given 23rd and 24th October, but asked if we could go a week earlier as the flights would have been cheaper.  Got told this was impossible as they we completing stage one that week and we were stage two.  We were told we could go out the following week, but when I explained we had already booked for the last week of November (so we could go out and see that any snagging problems had been completed), they said that we could make that week the date we could get the keys and do the completion.   On that score, and going by the length of time it takes for the services to be connected, out dream of spending Christmas or New Year's Eve there seems impossible.   I asked the representative how near to completion the Town Centre and its facilities were and was told that they wouldn't be ready yet , but that there might be a possibility that they may open 9 holes of the golf course as the building work on the other phases would make it unsafe to have the whole golf course operational.   Anyone head anything different?

Still haven't decided whether to go for the CAM Spanish mortgage yet and am awaiting other quotes.
