Hello to you all, we have had all the 'Buying in Spain' programmes but now it's all the tales of woe and worst !! Has anyone at mojon hills had confirmation that our developer has all the 'Building Licences' and 'Permission to build' ?
The latest programme had something like 1500 !! illegally built homes on one complex many had obviously got solicitors involved in the purchase and now it's said they should have had 'Independent solicitors' ! Then they wouldn't have got caught out. The mind boggles, if their registered surely there must be some comeback on them, independent or not? anyway sorry to scare monger but does anyone know? A while ago on a visit I was told that he might well not have them yet but it's normal, I'm purchasing and would like to know.

Hello Mike,
We bought our apartment via our agent ,Paul Ward - In the Sun & we are very confident that he conducts thorough checks and I am sure that the Building Licenses & Permission to build that you have mentioned are all in place with Atlantia at Mojon Hills.
Paul is based in Puerto de Mazarron with his wife Mel, he is a really sound guy with his ear to the ground & we have found his knowledge invaluable throughout, he keeps us constantly updated on the progress of the development with photo's & regular e-mails.
Since joining this forum & hearing some of the problems encountered, we would not hesitste to recommend Paul to other prospective buyers.

Hi there it's me again,
First of all thank you very much to Dave and Sharon for their testimonial. And talking of photos, guess what - I am actually sending another load of development photos this afternoon, so you can look forward to them.
To put your mind at rest on the licence and build issues that you have seen on various programs. Yes there are certain developers and small builders that do build without licence. I have seen the licences for Mojon Hills and if it helps I am also buying one there and I am a real estate agent.
I think everyone on the forum should be getting on to the agents who sold you the properties in the first place as that is what they are paid for.

Hi Paul,
Thank you for this, you are the first person in a position to put my mind at ease. This is very much appreciated, I cannot believe that more discussion wasn't generated because from my queries no one could tell me for sure and I'm sure I wasn't the only one beginning to feel a bit uneasy.
Regards
Mike

You certainly aren't the only one to feel uneasy. What have you all done about lawyers to date? I am still trying to find a recommended one in Mazarron. Have met a couple, but discounted the one advised by the agent for obvious reasons. Nice lady at MMB seemed to have the necessary affilifations and be professional, but HOW do you know? Are there any Phase One purchasers out there who have some recommendations or otherwise to share?

It is difficult to find independant solicitors in Spain as they are normally associated with developers or estate agents, however, you DO NEED a solicitor, I can recommend mine who deals with all my properties and my clients properties. If you want to know who they are let me know. If you did not buy a property through my estate agent it is probably the most independant choice you will get.

Thanks for the pictures Paul,
we cant wait to get out to see the changes that have been made, the promenade and the area around the church look really good & we would love to join you in the social club to admire the view.
- If there is anybody reading this that hasn't been to the social club in Isla plana, we had a great night there following a lovely meal at La Chara.
The Solicitors that we used were recommended to us by Paul & they have been extremely efficient & prompt in their response to any questions that we have had.- Our solicitor is Spanish & the office staff are English which has got it's obvious advantages.- I'm sure that Paul will be able to pass on the contact info should anyone need it.
