Has anyone got any information on how this works? 
 
We have been told our property is now ready and that we should make arrangements to come over to complete.
The one thing that is brothering us is the “Snag List”
 
Our agent has stated it’s down to us to have this done and chase Taray to get the work completed. My questions are:
1. How long do these Snag lists take to get done?
2. Who do you see to have the work completed?
3. How can we chase the builder when we are back in the UK?
 
I have told are agent that surely the Snag List should be done BEFORE we sign over the property, after all you would not buy a New {Faulted} Car to then go back to the garage to have the faults corrected, would you?

Hi Kevin and Corinne,

Sorry, no information on snag lists as we have not yet completed but I would be interested to know who your agent is and when was your original completion date. Our original completion date was the 30th of Dec 06 but we are still waiting to be told that the place is officially ready when we know the house was complete in October. Just interested to know what other peoples experience is. Our agent is Parador.

Sorry, sent the last post before it was complete.

As far as snagging lists go I was under the impression that the agent was responsible for taking care of this. Does your agent have an after sales service and have you taken this out.

Hi Pleased

to meet you all not used to this site yet sorry its all underlined it wouldn't take the function off. We bought through parador and have not yet done our notary we are hoping to do april we don't know about snag lists either first ive heard of it. We did not take out the owners club after sales  with them as it was a charge of £500 we thought they'd had enough of our money.

do we have anything to worry about before notary does anyone know if we can stay in our house straight after notary as we don't know about water being put on we are going to come over before and stay to sort out getting beds and stuff delivered

any help any advice

Hi Neighbours.

Our agent is MacAnthony Realty International and we have joined their Aftersales service, we have not been told anything as yet but their information brochure states that they will carry out the snagging, then present the list to the developer to correct faults, then MRI will carry out a 2nd inspection and all this before completion, what I would like to know is, am I living in fantasy land or is the offer by MRI what you have experienced from your agents.

hi folks

our agent is Medsea estates are their information is very clear  they will check for snagging and then when they are satisfied they will contact us to arrange completion. We are kept informed of progress every two months. The service to date is excellent. i certainly would recommend them to others

Regarding the Snag List, our Solicitor said NOT to rely on agents carrying out this as the builder will only accept ONE list.
A friend of mine has property in Spain and I asked him for his advice, he also confirmed that builders will only accept ONE list. He also said the snag list would NOT be completed until AFTER you have signed for the property, the builder will do nothing because the house is technically not yours until you sign for it.
If you rely on the agent and they miss something there are no come backs for the builder.
We were told by the lovely Parador that they will be present and assist with compiling the Snag list in case we miss something.
My friend also said if you rely on the agent and they get it wrong or miss something there is no legal come back onto them as its YOUR responsibility, he said he didn’t know of ANY agent who would take responsibility for this incase this happens and they would have to cover the costs of putting it right themselves
Is it me or is Parador CRAP!!!!!!!!!!!!!!!!!!!!!!!

At least you get some response from parador, town and country are even more crap we havent had any sort of dealings unless we went to them DONT USE TOWN AND COUNTRY.

there shouldnt be to much wrong anyway we have a good builder which kind off makes up for the bad parts.

Hi Pinhead

So I think from the posts people are placing on this thread, we are not to trust any agents apart from Medsea to carry out snagging lists, I believe you when you say we have a good builder, as others have said the same. Did you carry out your own snagging and how dificult was it to get things fixed, this seems the best route to go, you know the old saying "If you want something done, do it yourself"

Claire and myself have a keen eye and all we done was search the house for anything that we didn't like i.e chipped tiles, scratched doors & windows, grout missing from tiles, electrics (the light from the bedroom to the solarium has no power) so get the lighting done before the snagging list is compiled.

If anyone needs help with snagging let us know, Taray give you 4 weeks from completion to get ONE list sent to them, Im not sure how long it will take for them to carry out the list but hey life is sweet in this beautiful sun.....Manana (without the funny line).

What a builder is legally required to do in Spain

By a mew law introduced in 2003, builders in Spain are required to offer a 10-year insurance-backed warranty on newly built properties however the builder has certain obligations under Spanish Law

These requirements in no way negate the requirement to have your own buildings and contents insurance as making a claim against the builder can be a costly and lengthy process

For The First 15 days: During this ‘honeymoon’ period, you can report defects to the builder, who then has 28 days to rectify them. Major alterations or omissions from the agreed specification can result in the buyer being able to withdraw from the contract and receive a refund and compensation (bear in mind that this sounds a lot easier than legal reclamation may be in real life!)

First year: During the first year the builder is liable for all defects reported within this period the only debate is often if the problems have related to fair wear and tare

Second and third years: Over the next two years, the builder is still responsible for repairing major defects that would make the property inhabitable. This could be anything from a boiler malfunctioning (no heat or hot water is considered to make a property uninhabitable) to burst pipes (no water) or other factors affecting the proper enjoyment of the property such as defective roofs, ill-fitting doors and windows.

First ten years: The builder must take out seguro decenal insurance. This is a ten-year insurance policy that guarantees the costs of repair in the event of a structural failure in the building.

If you have any doubts about your property as it ages, it is important to have an inspection done prior to any deadline so any defects or faults can be registered with the builder. Failure to do so will mean you are not covered by any protection.

Before completion, it is important you check that your builder has the statutory, minimum insurance in place covering your building.

Hi, everyone

We completed in November.  We didn't have an agent so we did the snagging ourselves.  A number of things were done immediately (builders were still on site) and a few others took a bit of prompting.  I was over last weekend and noticed that one of the outstanding items (a chip in the marble) had been completed.  I think Taray are good builders and will eventually do what they are supposed to.

Just come back from signing for number 23 Jose Sanchez Lozano {Plot 46} and the one thing that suprised me regarding the snag lis was: We did it the day befor signing at the Notary with the rep from Parador.  On the Tuesday we signed fro the property yet on the Thursday we had to meet the Taray rep to do the snag list again.  When I asked why we had to do it again, { I told him we had done it a few days earlier with rep} he said that the form the rep handed in was NOT Tarays official snag list and they would not accept it.

Which wasnt a bad thing as when we did it again he pointed out a couple fo things that we had missed earlier when we did it with the paraodr rep. I must admit I had nightmares thinking the house would be dropping to bits, but it wasnt.
