Am I right in thinking that the management company is going to start the repainting programme in the next 3 years ?  I was told it was a 5 year programme. Now Polaris World has stitched us up and conned us and left us high and dry with no maintenance and no 10 year gurantee on the building, what guarantees have we got that the painting will be done ??

Hi All

As I have put in a earlier thread, I am no expert but it’s unclear from my reading of the statutes to astatine if the external surfaces of our homes are included in required area of maintenance, as the statutes refer to detail in the master plan.

However this I think is irrelevant as I would have thought is something we would pay for as part of our community charge and from my reading of the budget, as far as I can see there is nothing in it for this amount of building maintenance.

In my opinion this is an issue that should be addressed as a matter of urgency by the presidents for the following reasons:

If people are to do each home individually we will soon find out just how many shades of white there are, or worse.

I am glad I am not on the upper floor of the penthouses. Make sure you have someone footing the ladder and have the ambulance on standby. But seriously these buildings would have to be done professionally.

If as would be sensible in my opinion, we wish this work and cost included in our maintenance cost then this needs to be addressed NOW.

A plan of maintenance needs to be drawn up and the cost estimated. This cost I presume will increase our Community fee’s and would have to be backdated to our dates of completion.

If we don’t address this now, we will have a massive cost in the not too distant future or a multi shaded resort if people undertake the work independently.

I also think that looking at some areas of the resort that paintwork on buildings was poorly applied and commenced flaking away almost as soon as the building were completed, this should be addressed by our representatives though the building guarantees.

Of course I may have missed something and all is already taken care of!!!! It would be nice to know if any President out there can let us know.

I'd really like to see an answer on this one before we end up with a 'patch work quilt' of a resort?

What's the most appropriate meeting/forum to raise this at?

Painting of the house exterior is a Community Task and I was informed at a Presidents meeting some time ago that it comes from the Reserve fund which will then be topped up each year. (Which is why it does not appear in the Budget)

Not exactly sure of the Re-painting Plan but its either every 5 or 7 years, so before long Painting will start at Jardin 1, The Administrator will seek at least three quotes, before awarding a Contract.

You can touch up the white paint on your property if you wish, I bought some white paint in Camposol and touched up some areas at first looked too clean but it soon blends in.

The woodwork is classed as Private (Dont know why) so i discovered today and is done by the Owner.

Milenium will send / publish details soon which will specify the exact colour / shade that must be used and will also provide quotes for the work from 3 local Painters of course you can always do it yourself (As long as you use the correct colour)

hi all i started this thred off as far  as i am concerned pw have shafted me. We are meant to have a ten year guarantee on our places i have got mould in side and out of my place ive got broken tiles and a rusty door frame my gate fell apart i have been told that pw have kept the pub and shop restaurant, all the money making things, well i for one well not be going in there to give them more of my money im coming over this month to do all the work my self and that means paint it so i might paint it black and red i was going to stick to the rules that pw put down but thay have washed there hands off us took our money and ran so as far as i am concerned its my place and i will do what i want to it [my repairs have been going on for two years since the start]

Probably most people on Condado feel somewhat shafted by PW, but they now have nothing to do with how we keep our resort in order. The rules still do apply though. This is the duty of the community to impose and we all have a duty to resect the common interest of everyone. All we can do is pull togehter to make the urbanisation (can't really call it a resort as such) a better place for all of us. Understand the frustration of not getting any faults repaired - I would probably feel like dragging the directors round by the scruff of the neck and make them lick the damp off if the company kept ignoring me. Fortunately, we do not seem to have any major issues with our property, but as far as the communal garden is concerned, we were sold well short as we are the only Jardine along with 7 than can not boast a single palm tree or the like to take a little shade from within the confines of the pool area . Likewise some residents of jardine 5 need binoculars to see where the pool is. Two of Naranjos do not even have the luxury of a pool within their own garden and have to walk to a neighbouring (albeit empty) garden.

There are plenty of axes to grind.

hi if some thing goes majorly wrong with one of our places will pw put it right what our guarantee stands for or will they just say no and wash there hands off it like thay have now in my opinion we should all get them of the site completely ie no pub no restaurant and shop boycot them till they close or until they fulfill their committment to carry out repairs of their shabby wokmanship, if not then some one from the site can open them up some one we can trust
