As I have put in a earlier thread, I am no expert but it’s unclear from my reading of the statutes to astatine if the external surfaces of our homes are included in required area of maintenance, as the statutes refer to detail in the master plan.
However this I think is irrelevant as I would have thought is something we would pay for as part of our community charge and from my reading of the budget, as far as I can see there is nothing in it for this amount of building maintenance.
In my opinion this is an issue that should be addressed as a matter of urgency by the presidents for the following reasons:
If people are to do each home individually we will soon find out just how many shades of white there are, or worse.
I am glad I am not on the upper floor of the penthouses. Make sure you have someone footing the ladder and have the ambulance on standby. But seriously these buildings would have to be done professionally.
If as would be sensible in my opinion, we wish this work and cost included in our maintenance cost then this needs to be addressed NOW.
A plan of maintenance needs to be drawn up and the cost estimated. This cost I presume will increase our Community fee’s and would have to be backdated to our dates of completion.
If we don’t address this now, we will have a massive cost in the not too distant future or a multi shaded resort if people undertake the work independently.
I also think that looking at some areas of the resort that paintwork on buildings was poorly applied and commenced flaking away almost as soon as the building were completed, this should be addressed by our representatives though the building guarantees.
Of course I may have missed something and all is already taken care of!!!! It would be nice to know if any President out there can let us know.
