Damp Problems

 Hello,

Just wondered about anyone's experience with damp problems and if they were being rectified?

We are due to exchange in 4 weeks on a property in Naranjos 4 but having seen a couple of messages on this forum I have noticed a few people have had problems with damp. Because of this I have requested a survey on our property but have been told this is not normal practice to do out there and it is covered by a 10yr guarantee anyway.

We are intending to keep our property for 5-10 years and as it has already been built a couple of years too this is obviously a concern.

We spoke to somebody in Naranjos 5 last week and they said the only damp problems came from the drains in the roof terrace, which was ok as long as it was kept clear, and also from the outside stairs.

I suppose I am just wondering if they are isolated incidentsor if this is a big problem.

Don't want to have our apartment crumble around us in years to come due to damp or be unsellable due to it either.

Would appreciate any feedback.

 Damp problems are a major issue in Condado.   Ensure that you througherly check your property during snagging and before you sign on the dotted line.  any signs of leaks over the past few years will stand out,  insist these are rectified BEFORE you sign.

Polaris world are very good at taking your money but will ignore you afterwards, there are 150+ people with current damp issues trying to get Polaris to sort it out.

We are one of those people who are trying to get our damp problems rectified at the moment and would definately get a survey done if we bought another property

Not only have we had damp under the stairs, we now have water coming in through cracked render in the back wall which we think is due to the expansion joint not being filled properly.  Polaris eventually rectified the problem with our stairs last year on the second attempt but we are finding it more difficult to get the current problem fixed.

We have also encountered other problems when our airconditioning pre installation had been mixed up with the next door apartment.

We love our apartment in Condado but it would be even more enjoyable if we could look forward to our visits and not worry what we are going to encounter next.

I would say a survey would be very worthwhile.

We were lucky in that an issue we had which caused damp/mould all over a number of walls occurred when PW still had scores of workmen on site.  So we got things fixed immediately.  Was a slightly loose connection to the boiler behind a wall which dripped slowly for several months while the apartment was not in use.

I feel for all those people who are waiting for action from PW currently as I don't know what we would have done as the apartment would have been unusable.

We would certainly get a survey completed as wish we had.  As previous reply Polaris World are absolutely brilliant with their sales and taking your money  but after sales is a complete shambles, no response at all. We love Condado but the problem we have with the damp is very disheartening.

I think we are one of a few lucky owners who`s damp problems were rectified.

The damp occured in the same place twice & luckily was spotted on by occasions by our property manager , Carol.

PW came out on both occasions & as we have not heard anything since re damp I am presuming all is ok.

If you do not have a key holder may I suggest you have one. The are invaluable when you are not over for long periods. We would happily recomend Carol. PM me if you want her details

we have a damp prob at the moment in the living room we think from the last storm and our key holder nikki was straight on the case we are insured thro barclays but does everybody no we are all insured with axa thro our community tax with mellium and we had an assessor out quick but obviosly we dont no wen it will be sorted and contents cost up to 80 euros av could av saved a few quid

I echo al o f the responses so far - having a "10 year building guarentee" sounds great, but when PW wo'nt respond to emails / calls/ web requests for over a year, it means nothing.. and as ever the only recourse seems to be to either fix the problem ourselves (and shoulder the cost) or pursue PW through the courts as a collective community and try to get them to honour the guarentee.

Our insurance company (Zurich) provided us with a written survey cadvising the the samp in our apartement (actually it floods with heavy rain) is caused by a lack of proper water proofing and drainage and that they have observed teh same problems in other apts on CdA - but even that doesn't seem to be enough to get PW to take action.

It's difficult to tell if PW are deliberately ignoring the issue, or are just so shamolicallyorganised that they genuinely can't reoslve the problem,  but that doesn't help inthe short term.

We won't give up though!

hi sorry for being downer but pw is no better than a second hand car dealer offers the world and 10 years guarentee but you get nothing just damp and more damp and rusty door frames for the last two years that getting werst i phoned emailed whent to head office with the pics still nothink THAY ARE A SHOWER OF S,,T
