We have recieved a letter in Spanish that looks like our first meeting has finally been arranged. It is on 23.2.07 at 8 pm but cant work out where it is taking place. If anyone else has got the letter and can understand it, please put on this site for all to see. We would like to have gone but cant make it due to the short notice.

Just had a look in Spanish Dictionary and the meeting is in the Town Hall in Almoradi. Did any of you get a break down of the costs with your letter. The total of everything from cleaning, correspondences swimming pool, unforseen expenses, etc comes to 44,424,00 euros and then I suppose it's divided out between the number of apartments, which I think is 144.
So I don't suppose we can argue with the amounts they charge. Art was saying that apparently a few have expressed concern that if they only use the apartment for a couple of weeks a year they should pay less than those who are living there permanently.
I can't see any way of getting over that problem, because even if they don't use the apartmet themselves and rent it out they still make use of it.

. I know that the amount you pay is worked out by the size of your property (square metres and all that) I think you pay whatever it is whether you use it or not, which is how it should be, you still have to maintain the building, pay for repairs etc Gill.

If anybody is able to go to the meeting please could they post a message on here so that we that couldn,t make it can see what went on, I would be very grateful, as I haven,t really got a clue about what will be decided. Thanks Gill.

hi all.
i think that if you own an apartment and have unlimited access to it 365 days per year then you have to pay the full going rate! We will only be using ours for short periods but fully accept what owning a property means. In UK you would have to pay full cost on council tax or management fees etc for a second home.
The costs appear to be reasonable on the breakdown sheet. I dont know about our votes. Maybe if you dont attend you loose your vote?
It would be interesting to find out how many attended, what was agreed/decided and if officers were elected to administer the scheme, who are they and how do we contact them and what are there roles/powers.

Hi Bill & Carol, I agree with you entirely. I still haven,t received a letter, did you receive yours in Spain? Perhaps when things are sorted there will be somebody that we can contact for information by e-mail or phone.I don,t think that anybody who writes on this message board is attending the meeting so I don,t know how we will find out about it. I tried to e-mail Chris (from shop) but had no reply, I have probably got an old number for him.

WENT TO THE MEETING AND THERE WAS A FAIR TURN OUT. THE NEW COMMITTEE HAS BEEN ELECTED WHICH IS MADE UP OF ARD, GRAHAM, BILL, DANNY, AND ONE OF THE LADIES ON THE GROUND FLOOR.
THE 100 EURO WE ALL PAID TOWARD THE COMMUNITY CHARGE HAS COVERED SOME OF THE EXPENSES BUT THERE ARE ABOUT 29 OWNERS WHO HAVE STILL NOT PAID TO DATE THUS OUR KITTY IS 2900 EURO SHORT.
THE COMMUNITY IS IN DEBT OF ABOUT 6000 EUROS. THIS ACCOUNTS FOR THE CLEANING OF THE BUILDING ETC WHICH THE COMPANY HAS NOT BEEN PAID TO DATE.
WE WILL BE CHARGED COMMUNITY FEES IN RESPECT OF THE SIZE OF OUR APARTMENTS.
THIS IS ESTIMATED TO BE ABOUT 70 EUROS ON AVERAGE EVERY THREE MONTHS FOR A 2 BED APARTMENT. BIGGER APARTMENTS WILL BE MORE (SMALLER LESS)
THE ESTIMATE FOR THE MAINTENENCE OF THE BUILDING FOR THE YEAR IS 44,000 EUROS PLUS THE OUTSTANDING DEBT =50,000EUROS APPROX
THE MEETING WAS OFFICIAL WITH SOLICITORS AND ADMINISTRATORS ON THE TOP TABLE.
ALL FUTURE LETTERS WILL BE IN ENGLISH FOR THE BENEFIT OF THOSE WHO CAN'T SPEAK SPANISH. LAW STATES THAT THE CHAIRMAN HAD TO READ ALL MINUTES OF THE LAST MEETING IN SPANISH. GOOD JOB ARD WAS THERE. ALL ACCOUNTS ARE AVAILABLE FOR VIEWING AT THE ADMINISTRATORS OFFICE.
IF ANYONE HAS NOT PAID THEIR 100 EURO PLEASE DO SO. WE GOT TO MAKE THIS COMMUNITY WORK.
COULD ALL OWNERS PLEASE PASS YOUR CONTACT DETAILS, E MAILS ETC TO THE COMMITTEE SO THAT THEY CAN CONTACT YOU IN PERSON IN YOUR PREFERRED LANGUAGE.

Hello Art,
Thankyou so much for the news of the meeting, it was very helpful. I don,t think that we have paid our 100 Euros, who was supposed to have received it? We did make a payment to the sales office but thought that was something to do with the water & electricity changeover, if we haven,t we will sort it out as soon as poss. I will be out at end of March will that be o.k.
Who do we pass our contact details to?

thank you for putting the details of the meeting i think i paid my 100euro when i signed for the apartment i gave it the builder i will have a look for the receipt what do we have to do now i will be over in march so if any of the committee is there i would like to meet them

sadly not a resident yet (7 rears till retirement) . there was a paiment for the switch of the electricity/water supply. the community charge was seperate.
norrisgrahampat@yahoo.com is the e mail address for Graham living at the block. he is a committee member. contact him with your details and apartment number. he is visiting the administrators office and can check if you have paid. please pass this on to any apartment owner that you may keep in touch with.

No, we received a letter at our home address in England! It was written in Spanish but luckily we are taking spanish lessons and we were able to translate a lot of it.
There is talk of this 300 euros what is this? I am sure we have paid everything when we 1st bought and other money has come out of our Spanish account for water ect.... otherwise we have no idea what this is for.
I work 2 jobs so it is difficult for me to say right now when i will be at home, i will check my rota and send you a private message with my contact details and maybe we can talk more on the phone?

Hi Bill,
The community charge will go towards the general maintenence of the building and the upkeep of all communal areas (lifts, electricity, cleaning, pool maintenence insurance etc) I think it is law that such commitees and charges are in place.
The estimated cost for the building for the year (including clearing payments for last year) is 50,000 euros. This amount devided between the 130 or so apartments gets us to the amount each owner will pay. Most owners paid 100 euros community charge when they purchased their properties. This figure was an estimate and the builders still owned a large amount of properties at the time. Most full time residents have lived in the boulding since the summer.
The 300 euros is an estimate and will be assessed on the actual size of your property. An average 2 bedroomed apartment (eg 50 square metres) will have a quarterly community charge of about 70 euros (280 per year). Residents of third floor properties will be slightly more expensive. As will bigger apartments. As i stated in an earlier reply, the community owed 6000 euros from last year. I would guess that next years payments will be lower.
There will be a seperate commitee and fees for owners of the car park spaces and for the persons who own storage facilities in the basement area.
