Community Fees phase 2

More Questions from me!!

Can anyone on phase 2 please advise of the community fees per year / month.  Also can you advise the standing charges for electric and water?

Community charge 283 Euros per quarter

Elec - standing charge seems to be working out about 30 Euros every 2 month (180 Euros annual)

Water - i've paid 145 Euros connection. I've had a slightly confusing email from the water people who said the standing charge would be 50 Euros, but I've not been able to work out whether that is per quarter or for the year. We moved in in July and I've paid around 25 Euros so far.

I've just read the figure of €283 per quarter for community fees.  Surely that can't be?  Is it that high because the development isn't yet complete and will go down soon, or is it anticipated that this figure is what everyone has to expect in future?

The main costs that make up the €283 per quarter are water, gardening,  lighting for communal areas and security. The developer contributes for all unsold properties, so having more sold properties will not make much difference. I would assume that as more blocks are completed, some costs  like security would stay substantially the same but would be spread over a greater number of owners, hopefully this will be the case when the island properties get included .

If you look at the minutes of the last meeting for phase 2 you can see that Polaris World is only paying something like 95 euros per quarter for empty properties that have not completed yet or are unsold. I hope that when all are complete we may see a drop in the community charge but this may take a long time!!   As for the standing charges electricity is around 30 euros every TWO MONTHS and water is around 42 euros every THREE MONTHS. Hope that helps

I dont have a copy of phase 2 minutes, but Resortalia tell me everyone pays the same community fees ,- you,me, PW and the banks. I am a phase 2 owner where can I see the minutes you refer to?

My apologies. It was stated as a monthly amount of 94.33 euros and I assumed it was a quarterley amount. So it would appear that everyone is paying the same amount. Sorry for the delay in replying but I have been on holiday.
