Monte Selwo will be ready in the Spring of next year, I don`t know what you were told when you paid your deposits because I only started here in May 2006. We have a show flat ready and I am currently waiting for a photographer to come, take pictures so that I can download them and send them on to whoever wants to see them.
We are putting in SIEMATIC kitchens with NEFF appliances. I can send a new list of the materials we are using on request.

Hi LisaMarie here again in reply to RG regarding the green belt etc.. well we were told that if they were to build opposite (on the steep hill) it would only be villas, but you never know, put it this way we wouldn't be surprised that if in 5 years time there will be blocks of apartments there. More disturbingly - when we were out in Spain at Easter we were told that the future of Selwo wildlife park was uncertain, it is possible it will be closing the only problem being that they are not sure where to house the animals. Has anyone else heard of this? Has anyone also emailed Damien? the new representative for Monte? I just did asking questions regarding Phase II and the communal grounds. The last we heard was that apart from the pool - a gym, tennis courts, possible restaurant? Oh and maybe a school? again - anyone heard different or more etc... Anyway, it would be lovely to hear from anybody buying in Monte - we did find out that there was infact 40 apartments in Phase I still for sale, but we are sure by now 6 months on this isn't the case the place and location is far to beautiful - AND we want neighbours to meet with for a glass of Sangria, or two, or three, or .....?

Hi
Can anyone tell me why we haven't heard anything regarding our apartment which was meant to of been completed a YEAR ago! I actually went and viewed my apartment again with Damien in April 2007 in which I was told it would be completed within the next 6 weeks - well that was 7 MONTHS ago and I can't believe we haven't heard a word - it would be nice just to be informed of what was going on - what the hold up is etc.. not even the developers could be bothered to get in touch - bet they do pretty quick when they want our money though eh?!!!

i assume you are monte selwo 2, i dont think they will be ready until this time next year at the earliest.
phase 1 should now be complete, but is the rd from coast rd complete. when i was over in feb they hadnt started some blocks in phase 2.most developers never reply to purchasers/solicitors especially when you probably wont like there answer.
i understand phase 1 was only half sold, so i dont think they are going to get a move on until they have some more sales and the market picks up
actually end of next year is a bit optimistic!

Hello everybody,
We haven`t forgotten anybody, I didn`t want to get in contact with anyone until I was absolutely certain that the information was correct. The last thing I want to do is get people`s hopes up.
You will be glad to hear (I hope) that we have applied for the First Occupation License, if you would like to get in touch with me via email: info@monteselwo.com then I would be more than happy to send you the documents. We already have 3 families living here, because we haven`t got the First Occupation License yet basically means that they do not pay any electricity or water bills, we provide that free of charge. Once we have the license then the water and electricity will be the responsibility of the owner. I understand that some banks in the UK will not give a mortgage without the license, that was not the case with these 3 families. I would also like to point out that residents will get an 80% mortgage and non - residents will get a 65% mortgage (via Banco Guipuzcoano) obviously you do not need to utilise the mortgage from this bank, but it is there if you want to. The valuations for the apartments has been very encouraging, generally paying for the complete price of the apartment + costs and with some left over, possibly for furniture or a new car (good news).
I realise that work has taken longer than expected and I perfectly understand that some people aren`t very happy, if there was something I could do to put everything right, I would. By the way, if there is anyone who has purchased or paid a deposit for an apartment in Monte Selwo II, we would be more than happy to offer them a similar apartment in Monte Selwo I, with no additional costs. Before you take my head off, I would just like to say that you would be getting a bigger apartment with a bigger terrace, suffice to say that it is well worth paying Monte Selwo a visit, most people who have come to see there apartments have been extremely happy with the result. The qualities of the apartments are much better than originally intended. I will be posting new photos very soon.
The completion date for Monte Selwo II is December 2008 - January 2009 earthquakes and hurricanes permitting. Work has not been put off because of sales in Monte Selwo I, work is going ahead daily.
Work on Monte Selwo I was finished quite some time ago but part of our obligation to the area was to build a water deposit for the whole area, this has taken time and the First Occupation License couldn`t have been applied for before the work on the water deposit was finished. The road (another of our obligations) from the coast was completed some time ago also and work on the entrance to Monte Selwo has also progressed. Hundreds of new trees and plants have also been planted and the end result will be spectacular.

My advice to anyone thinking of completing prior to any developer obtaining their 1st occupancy license is don't do it! Just do a search on the topic in the general forum on EOS and also elsewhere and you will see why. Damien there must be a lot of unsold apartments in phase 1 if you are offering phase 2 buyers to switch to phase 1. Desperate times huh?

Hi everyone
We have just got back from Spain when we visited Monte Selwo. The development is looking fantastic, Phase 1 appears to be complete and Phase 11 has moved on tremendously since we were last here in Sept 07. There have been even more trees planted and we were shown the site for the kids playground and padel court. when the planting is more established and the pools clean etc it will look amazing, Damien couldn't have been more helpful and was very keen to show us everything . there are 3 families already living there permanently and we were delighted with our apartment.

It is absolutely correct to say that taking charge of your apartment before receiving the First Occupation License is always very risky and I have never encouraged anyone to sign on the dotted line before all the legal documentation was complete. Nightmare stories can be found everywhere, not just here in the Costa del Sol but all over Spain, Europe and anywhere in the world where homes are being built. The people who completed on their homes took legal advice and visited the urbanization office at the local council, we have an excellent relationship/record with the local council and we have never had to wait longer than 2 months maximum for our license. As you can see below JANEF was here a few days ago and she seems to be very happy.
As for swapping an apartment in Phase 2 for an apartment in Phase 1, this obviously depends on availability and as we have only sold a few in Phase 2, I do not see it as a major problem. Yes, times are hard, the industry has suffered alot over the last few years, I think that is quite obvious, estate agents closing down, developers going bust, sales representatives on the dole, people cannot sell their homes or buy new ones until theirs is sold, prices for second hand homes have dropped drastically but that was because they were grossly overpriced in the beginning but it is not the end of the world. It may take some time before things return to something resembling normality, it may be that we never return to normality, who really knows. What I can say is that the majority of people in Spain still feel that property is a confident investment and the valuations we have received for the apartments sold has been fantastic.
To round up, there is no panic, wait for the First Occupation License and when possible come round and have a look as JANEF did, you will not be disappointed

Just to fill you in on what I have discovered with reference to rentals.
You will only receive the valuation of the apartment, the rent that the renter pays goes to the ministry of housing.
I am very sorry to raise any false hopes, it has only been brought to my attention this morning.

Hello everybody,
I thought that you might like to know that Selwo Wildlife Park has just had €350,000 invested into it, so I guess they are not thinking of selling. More probably, improving the infrastructure, animal pens, cars and trucks etc. They will not be building villas or apartment blocks opposite Monte Selwo.

Work is still going ahead on Monte Selwo II and we now have the First Occupation License for Monte Selwo I. my solicitor has tried to speak to developers solicitor since FEB2007. they dont respond.
We have issues and have had to go to court but they are having problems sending to developers HO, it keeps getting bounced back.
I do not understand any company that refuses to reply and does not appear to understand the meaning of the word contract.
Compton seems reasonable enough judging by his helpful postings, but i wonder what the situation would be if someone else had problems which were not being resolved on site.
All they seem to want is your money, there do not appear to be any ethics with this company.
If anyone else has problems please send me PM.
I only find website by chance and dont really like discussing openly, but very exasperated with whole experience.
